(T.6N.), Range Sixty-nine West (R.69W.), of the Sixth Principal Meridian (6th P.M), City of Fort Collins,
County of Larimer, State of Colorado and being more particularly described as follows:
COMMENCING at the West Quarter Corner of said Section 13 and assuming the West line of said NW1/4
as bearing North 00°14'53" West being a Grid Bearing of the Colorado State Plane Coordinate System,
North Zone, North American Datum 1983/2007, a distance of 2661.30 feet and with all other bearings
contained herein relative thereto:
THENCE North 89°58'19" East along the South line of said NW1/4 a distance of 50.00 feet to the
Easterly Right-of-Way (ROW) of State Highway 287 a.k.a. South College Avenue per Reception No.
