COMPANY HISTORY:
CA began 10 years ago and in those 10 years we have built and operated over 7,000 units and 16,000
beds. Currently CA manages over 7,000 beds in 22 properties across the country and we have a
projected growth plan that will reach 30,000 over the next three years. Below is a list of the locations

LEASING & MARKETING:
Since Uncommon Fort Collins will be a multi-family residential property as opposed to our standard
student housing project, we plan to adjust our leasing and marketing tactics accordingly.
The development’s brand new units and amenities feature all the luxuries and conveniences of a
modern building, which we feel will appeal to the young professionals in Fort Collins. We plan to gear
our marketing efforts towards large employers in the area, hospital staff [Banner Fort Collins Medical
Center & Poudre Valley Hospital], the University faculty, as well as Grad School programs. We will also
engage in target advertising by sending direct mailers to popular young professional buildings in the
area, host events catered to young professionals, and will offer resident referral incentives to prospects.
SECURITY:
The safety and security of our residents is a key priority in all CA properties. For that reason, each and
every common area in Uncommon will be monitored by state of the art security cameras to ensure that
every area is under surveillance.
The property entrance will be on a key fob access system which will create a 24/7 secure building that is
only accessible to building residents, guests will be buzzed in through a call box located at the lobby
entrance.
Additionally, there will be an onsite management office that will be open Mon – Fri 9 am – 6 pm and
Saturdays 10 am – 4 pm.

PARKING:
Uncommon consists of a combination of at Grade, Mezzanine, and Underground parking options. There
are 46 compact, 75 standard, and 5 Handicap spaces. Each garage space will be individually leased and
the team will ensure that compact cars are assigned to the compact car spaces.
Additionally, Uncommon will provide a MAX pass for any resident that does not have one, and these will
be distributed upon move-in when the resident picks up their keys. If for any reason a resident decides
to move-out during their lease term, there will be a requirement to return the MAX pass to the leasing
office, and the management team will create a tracking system to monitor this.
TRASH MANAGEMENT:
Uncommon will follow the eco-friendly tone that already exists in Fort Collins by providing a
comprehensive trash and recycling program to the resident’s. Each floor will have two chutes, one
dedicated for trash, and the other dedicated for recycling. This highly desirable feature will make
recycling easy and convenient for the residents, while reducing the carbon footprint of the building.
There will also be recycle bins provided for cardboard boxes since they will not be able to fit those in the
chute, and we want to ensure they are properly recycled. Additionally, we are looking into composting
and would like to provide a minimum of one compost container for the property and are currently
sorting through the logistics to determine if this is possible.
CA partners with a waste broker who is based in Denver that will provide consultation services to
determine the most efficient waste removal program for the property. In addition, they will provide
recycling and conservation tips that will be given to the residents upon move-in.
FLOOD PROTECTION:
Uncommon will have specific flood protection policies & procedures in place prior to the building
opening. There will be defined areas on the first floor where all flood closure shields will be stored and
they will be in an area that is convenient, obvious, and not obstructed. Each team member that works
at the property will be trained by the Property Manager on how to use the flood shields. Since this is a
residential property, we will ensure that there is someone working onsite after hours during flood
season that is able to put up the flood shields when needed. This person may be a Security Officer,
Property Manager, or a Maintenance Supervisor that lives onsite. Any and all flood proofing measures
will be implemented May 1st through September 30th.
In addition to the plans discussed above, routine maintenance inspections will take place to ensure all
flood shields are working properly. Annual inspections will take place in Q1 to ensure there is enough
time to make any needed repairs prior to the start of flood season. Weekly inspections will also take
place during flood season and a checklist will be completed and filed for each.
