HomeMy WebLinkAboutCONFLUENCE - PDP - PDP170001 - SUBMITTAL DOCUMENTS - ROUND 2 - SUPPORTING DOCUMENTATIONSHADOW  STUDIES  –  CONFLUENCE  PDP170001: We  believe  that  the  project  complies  with  the  standards  for  building  height  set  forth  by 3.5.1(G)  of  the  City’s  Land  Use  Code. Light  and  Shadow:  The  organization  of  the  building  massing  takes  into  consideration  the effects  of  shading  not  only  on  the  site  but  adjacent  sites  as  well.  The  building  steps  back as  the  height  increases  and  the  massing  is  intentionally  stepped  down  adjacent  to  the neighboring  structures.  Additionally  the  tallest  portion  of  the  overall  building  is  located to  the  rear  of  the  site  away  from  the  neighbors.  Because  the  orientation  of  Linden  and Willow  are  roughly  45  degrees  off-­‐axis  from  the  Cartesian  grid,  the  Confluence  site  as well  as  its  neighbors  generally  have  two  sides  of  the  buildings  with  a  southerly  exposure and  orientation.  This  also  means  that  the  longest  wintertime  shadows  tend  to  have  less impact  on  neighbors. Privacy:  The  commercial  occupancies  in  the  building  have  a  predominance  of  their openings  facing  the  public  right-­‐of-­‐way  or  face  internally  to  the  site.  Residential windows  and  balconies  are  also  focus  on  long  distance  views  and  care  has  been  taken  to have  a  minimum  of  windows  that  face  residential  neighbors.  Even  then,  views  between uses  tend  to  be  more  constrained  in  the  urban/downtown  context  than  is  achievable  in lower  density  zones. Neighborhood  Scale:  The  River  District  of  Fort  Collins  is  a  rapidly  changing  and developing  area  of  the  city.  It  contains  a  considerable  number  of  building  scales,  types, and  uses.  Confluence  recognizes  the  diverse  nature  of  the  district  by  providing  a  variety of  massing  on  the  site  that  meets  the  intent  of  the  RDR  District  and  its  Design Guidelines.  The  larger  and  taller  portions  of  the  massing  respond  to  the  public  urban context  focusing  on  street  frontages  and  right-­‐of-­‐way.  While  the  lower  height  massing respond  to  the  existing  context  of  the  neighboring  sites. The  developer  of  Confluence  has  met  with  the  neighboring  property  owners  and  has shared  their  plans  for  development  with  them  and  has  received  support  of  the  project during  those  interactions.
