COLLEGE) - PDP - PDP170012 - SUBMITTAL DOCUMENTS - ROUND 1 - LEGAL DESCRIPTIONland planning  landscape architecture  urban design  entitlement Thinking outside of the box for over two decades. 419 Canyon Ave. Suite 200  Fort Collins, CO 80521  tel. 970.224.5828  fax 970.224.1662 www.ripleydesigninc.com LEGAL DESCRIPTION Know all persons by these presents, that the undersigned owner(s) of the following described land: A tract of land located in the Southeast Quarter of Section 11, Township 6 North, Range 69 West of the 6th P.M., City of Fort Collins, County of Larimer, State of Colorado, more particularly described as follows: Considering the East line of Southeast Quarter of Section 11 as bearing North 00° 23' 09" West, and with all bearings contained herein relative thereto, COMMENCING at the East 1/4 corner of said Section 11; thence South 89°03'57" West, a distance of 42.80 feet, to the Westerly right of way of US Highway 287; thence South 00°05'37" West, on said Westerly right of way, a distance of 38.28 feet, to the Northerly line of that parcel of land as described at Reception No. 91062447, which is described as the Southerly right of way of Skyway Drive, and the Point of Beginning; thence South 00°05'20" West, continuing on said Westerly right of way, a distance of 630.64 feet, to a point on a line parallel with the said Northerly line of said parcel; thence North 88°47'46" West, on said parallel line, with a distance of 889.33 feet, to a point 76.00 feet Easterly of and parallel with the Westerly line of said parcel; thence North 01°30'15" West, on said parallel line, a distance of 631.23 feet, to the Northerly line of said parcel; thence South 88°47'46" East, on said Northerly line, a distance of 906.89 feet, to the POINT OF BEGINNING, contains 565,772 square feet or 12.988 acres, more or less. Except that portion conveyed to the City of Fort Collins by Deed recorded April 6, 2012 at Reception No. 20120022884. For themselves and their successors in interest (collectively "Owner") have caused the above described land to be surveyed and subdivided into lots, tracts and streets as shown on this Plat to be known as SOUTH COLLEGE STORAGE (the "Development"), subject to all easements and rights-of-way now of record or existing or indicated on this Plat. The rights and obligations of this Plat shall run with the land.
