these plans of all such responsibility. Further, to the extent permitted by law, the
engineer hereby agrees to hold harmless and indemnify the Local Entity, and its
officers and employees, from and against all liabilities, claims, and demands which
may arise from any errors and omissions contained in these plans.

01/03/2017: LCUASS 9.4.6 - Driveway on the west side of the property is currently
not concrete to the back of the right-of-way.
01/04/17: The driveway on the west side of the property off of the cul-de-sac is
currently not concrete to the right-of-way. Detail 706.2 shows the detail for the
driveway being concrete to the right-of-way, but the curb ramps must de designed to
detail 707.2 since this is a high-volume driveway and requires detectable warnings
to be installed. A variance to the LCUASS standard can be requested (LCUASS
1.9.4) but it may or may not be approved. Information on the dedication process can

LCUASS 9.4.6.A - All areas within the right-of-way used for vehicular traffic shall be
paved with Portland cement concrete (PCC) from the edge of the pavement to the
edge of right-of-way. PCC may only be required to extend to the back of the
sidewalk if approved by the Local Entity Engineer.

or line quality is requested.

The limits of the fire lane shall be fully defined. Fire lane sign locations and/or red
curbing should be indicated on future plan sets. Code language provided below.
> IFC D103.6: Where required by the fire code official, fire apparatus access roads
shall be marked with permanent NO PARKING - FIRE LANE signs complying with
Figure D103.6. Signs shall have a minimum dimension of 12 inches wide by 18
inches high and have red letters on a white reflective background. Signs shall be
posted on one or both sides of the fire apparatus road as required by Section
D103.6.1 or D103.6.2.

changes to the parking area are shown on the parcel to the north, including a portion
of the proposed 24' access easement. Staff needs assurance that the property
owner to the north is on board with the changes you are proposing to their site.

12/28/2016: No Comment from Erosion Control. Based upon the submitted
materials it has been determined that this site; disturbs less than 10,000 sq. ft., is
not in a sensitive area, and is not in a larger development under construction.
Therefore, no submittal of erosion control material is needed at this time. However,
the site still must be swept and maintained to prevent dirt, saw cuttings, concrete
wash, trash & debris, landscape materials and other pollutants from entering the
storm sewer at all times or erosion and sediment control measures will be required
of the site. If you need; clarification concerning the erosion control section, or if at
any time the site does in fact disturb greater than 10,000 sq. ft., or if there are any

12/23/2016: LUC 3.2.1(E)(5)(c) In addition to any pedestrian refuge areas, each
landscaped island shall include one (1) or more canopy shade trees, be of length
greater than eight (8) feet in its smallest dimension, include at least eighty (80)
square feet of ground area per tree to allow for root aeration, and have raised
concrete curbs. The proposed change to the landscape island for fire access must
be landscaped accordingly.
