02/23/2016: It appears there are a few discrepancies between the elevations
and perspectives shown. Please revise the elevations so they match the
elevations.
Response: Perspectives have been deleted. Elevations have been updated based on comments
from the two rounds of LPC review.

02/24/2016: Portions of the building along both the northern and southern
property line does not comply with the maximum wall height standards outlined
in Land Use Code section 4.8(E)(4). This standard states that any wall that
exceeds 18' in height as measured from the natural grade at the interior lot line
adjacent to the wall must be setback an additional 1' for every 2' the wall
exceeds 18'. In order to have a wall height of 29' as shown, the building would
have to be set back at least 11' from the north property line. Alternatively, the
building can step back 1' for every 2' above 18'. You will either need a
modification to this standard or will need to adjust the elevations accordingly.
Response: A modification to the standard is being requested. A setback illustration in elevation
and roof plan is shown on sheet 6, Architectural Elevations. The need to request a variance could
be avoided by using a standard hip or dutch hip vs. a straight gable roofline but we feel that a gable
roof form is more appropriate for the neighborhood context.

02/17/2016: Comment from GIS - Projects with three or more tenant units
require the Unit Level Addressing form to be completed and submitted to the
GIS Department after plans have met final approval through Development
Review and are recorded with the City. This can occur anytime during
construction, but before any utilities or address signs are installed. All
addressing will be determined by the GIS Department and submitted to Poudre
Fire Authority, USPS, Building Services, and Fort Collins Utilities. Failure to
contact GIS and determining addresses through other means may result in
address change
The Unit Level Addressing form can be obtained by contacting the GIS office
after the plans are recorded at gis@fcgov.com or (970) 416-2483.
Response: As noted, will be completed after plans have met final approval.

02/23/2016: Since a portion of the proposed fence on the southern property
line exceeds 6' in height, you will need to submit a modification request to Land
Use Code section 3.8.11(C)(3).
Response: Extending the fence up to 8’ along a portion of the south property was a request from the
neighbor to the south for additional privacy. We will include this in our modification request.

02/22/2016: The scale indicated by the site plan suggests that the trash
enclosure is partially within the area where there will be a required utility
easement (8'¿ width along alley). If the enclosure requires a building permit, it
will not be permitted in the easement (this is height dependent and a zoning
topic).
Response: The height of the trash enclosure has been reduced to 5’-8” with elevations shown on the
site plan sheet, therefore a building permit will not be required.

02/19/2016: The site disturbs more than 10,000 sq-ft, therefore Erosion and
Sediment Control Materials need to be submitted for FDP. The erosion control
requirements are in the Stormwater Design Criteria under the Amendments of
Volume 3 Chapter 7 Section 1.3.3. Current Erosion Control Materials
Submitted do not meet requirements. Please submit; Erosion Control Plan
(With redlines) , Erosion Control Report (not found), and an Escrow / Security

02/23/2016: The maximum allowable side slope permitted for grass-lined and
rock mulch slopes is 4:1. Would Swale D work better as a concrete pan?
Additionally, the outlet for this swale will need to be through a concrete chase as
runoff across a sidewalk is not allowed.
Response: Swale D has been changed to a concrete pan with a chase under the sidewalk.

02/23/2016: The existing impervious area documentation only applies to the
detention requirement. For LID and water quality, all new or modified
impervious area will need to be treated. Please revise the LID appropriately
since only Basin A is being treated, which does not equal 93.54% of the new or
modified impervious area. Additionally, water quality will need to be provided
for the new or modified impervious area in Basins B and C. Assuming the LID
treatment in Basin A meets the 50% site treatment requirement, the remainder
of the site can either be treated through LID or standard water quality methods.
Response: After further discussion on site constraints, a variance is being submitted to
cover WQCV in Basins B and C.

02/23/2016: Rear yard fences can not exceed 6' tall. Is there a reason you are
purposing an 8' tall fence?
Response: Only a short section of fence along the south property line just east of the existing
detached garage is being proposed as 8’ high. This was a specific request by the neighbors directly
to the south for increased privacy. The remainder of the fence is proposed as 6’ high.
