Comment Number: 1 Comment Originated: 08/26/2015 08/26/2015: The site plan indicates there will be 922 sq. ft. of commercial space. Where will this commercial space be located? Will this be a home occupation or will this be a separate commercial entity? The variety of commercial use being proposed might impact the parking required and the review required for this project. Comment Number: 2 Comment Originated: 08/26/2015 Department: Engineering Development Review Contact: Marc Virata, 970-221-6567, mvirata@fcgov.com Topic: General 09/02/2015: The existing driveway onto Taft Hill Road does not appear to be compliant with accessibility requirements of a sidewalk not exceeding 2% cross slope. The civil plans should be indicating a reconstruct, whereupon either specifying LCUASS detail 706.2 (which was included as a detail on the plan set) or 706.3 (ADA bypass sidewalk) as another option, is utilized. Comment Number: 1 Comment Originated: 09/02/2015 09/02/2015: The location of the curb stop (and presumably water meter) may need to be relocated. It's presently proposed location would be location within future pavement based upon the required right-of-way dedication. Comment Number: 2 Comment Originated: 09/02/2015 09/02/2015: Either a Development Construction Permit (DCP) or excavation permit will be required for the driveway and water/sewer work in right-of-way. Comment Number: 3 Comment Originated: 09/02/2015 Please see the following summary of comments from City staff and outside reviewing agencies for your submittal of the above referenced project. If you have questions about any comments, you may contact the individual commenter or direct your questions through the Project Planner, Clay Frickey, at 970-224-6045 or cfrickey@fcgov.com. Page 1 of 6 09/02/2015: The site plan does not reflect the dedication of Pennsylvania Street shown on the plat and civil set. Comment Number: 4 Comment Originated: 09/02/2015 09/02/2015: The garage (presumably slab) shown on the civil plans appears to directly abut the right-of-way. As the back of sidewalk would abut a future built Pennsylvania Street, we would want to ensure that the garage (or any above ground structure) was offset a minimum of 2 feet from the back of sidewalk. The garage/garage slab should be depicted with a two foot offset from the right-of-way. Comment Number: 5 Comment Originated: 09/02/2015 09/02/2015: In discussion with the City Surveyor, there needs to be access easement on Lot 2 that abut Lot 1 and connects with Taft Hill Road in order to provide legal access to Lot 1, as Lot 1 would not have legal access without this access easement in its current configuration. This could follow the general corridor of the emergency access easement, but then extend further west to tie into Lot 1. Comment Number: 6 Comment Originated: 09/02/2015 09/02/2015: The plat with the right-of-way dedication should be showing this dedication as Pennsylvania Street. Comment Number: 7 Comment Originated: 09/02/2015 09/02/2015: The civil plans identify Doug Martine, Glen Schlueter, and Roger Buffington as utility contacts on the cover page, all of whom have retired. Due to the length of the driveway, we will need to install primary to the developable portion of the lot to provide power to the new house(s). Comment Number: 1 Comment Originated: 09/03/2015 Department: PFA Contact: Jim Lynxwiler, 970-416-2869, jlynxwiler@poudre-fire.org Topic: General 08/31/2015: WATER SUPPLY The fire marshal has determined that the 490' distance to the residence is satisfactory as the applicant is providing an appropriate fire access road and the residence will not require a fire sprinkler system. 08/14/2015: WATER SUPPLY A hydrant is required within 400' of the residence. The adjusted utility plan shows a hydrant located a distance of 430' from the structure, however the actual distance from hydrant to structure, along the path of vehicle travel appears to be closer to 490' in length. Without prior approval of this pre-existing condition by the fire marshal, the residence would require a residential fire sprinkler system. Having only returned from vacation, I was not able to review this project with the FM or get his feedback prior to logging this comment. Further discussion is required if you wish to gain exemption from this condition. Applicant is encouraged to verify hydrant distance. Please contact me with any questions.
