compliant with accessibility requirements of a sidewalk not exceeding 2% cross
slope. The civil plans should be indicating a reconstruct, whereupon either
specifying LCUASS detail 706.2 (which was included as a detail on the plan set) or
706.3 (ADA bypass sidewalk) as another option, is utilized.

directly abut the right-of-way. As the back of sidewalk would abut a future built
Pennsylvania Street, we would want to ensure that the garage (or any above ground
structure) was offset a minimum of 2 feet from the back of sidewalk. The
garage/garage slab should be depicted with a two foot offset from the right-of-way.

easement on Lot 2 that abut Lot 1 and connects with Taft Hill Road in order to
provide legal access to Lot 1, as Lot 1 would not have legal access without this
access easement in its current configuration. This could follow the general corridor
of the emergency access easement, but then extend further west to tie into Lot 1.

08/31/2015: WATER SUPPLY
The fire marshal has determined that the 490' distance to the residence is
satisfactory as the applicant is providing an appropriate fire access road and the
residence will not require a fire sprinkler system.
08/14/2015: WATER SUPPLY
A hydrant is required within 400' of the residence. The adjusted utility plan shows a
hydrant located a distance of 430' from the structure, however the actual distance
from hydrant to structure, along the path of vehicle travel appears to be closer to
490' in length. Without prior approval of this pre-existing condition by the fire
marshal, the residence would require a residential fire sprinkler system. Having only
returned from vacation, I was not able to review this project with the FM or get his
feedback prior to logging this comment. Further discussion is required if you wish to
gain exemption from this condition. Applicant is encouraged to verify hydrant
distance. Please contact me with any questions.

IFC503.3: Where required by the fire code official, approved signs or other approved
