Topic: General
02/28/2017: Please update the civil plans to reflect an existing drainage, utility and
access easement for the master developer's detention pond.
Comment Number: 2 Comment Originated: 02/28/2017
02/28/2017: Please make the discernment between infrastructure being installed by
the development vs. by others -- the sidewalk being constructed by this project that
ties into the walk built with the regional pond should be more clearly discerned from
the walk built with the regional pond by MAVD.
Comment Number: 3 Comment Originated: 02/28/2017
02/28/2017: It would appear that references to Harmony Technology Park LLC as
the owner should be updated.
Comment Number: 4 Comment Originated: 02/28/2017
02/28/2017: For what it's worth, I'm still of the belief that the northeast corner of
Technology Parkway and Precision Drive was built with curb and gutter for split
directional ramps and there wouldn't appear to be a need to depict the patching
around the curb return.
Comment Number: 5 Comment Originated: 02/28/2017
02/28/2017: The Master Improvement Plan sheet doesn't show the extension of a
storm line along the northern property line that is depicted on the other sheets.
Please clarify (perhaps this line is no longer intended with the identified "North Storm
Sewer Profile"?

Please see the following summary of comments from City staff and outside reviewing agencies for
your submittal of the above referenced project. If you have questions about any comments, you may
contact the individual commenter or direct your questions through the Project Planner, Pete Wray, at

02/28/2017: The storm line along the property line referenced in the previous
comment isn't shown in a profile view. Verification of cover over the pipe along
Technology Parkway is needed.
Comment Number: 7 Comment Originated: 02/28/2017
02/28/2017: Might it be construed that the note shown within Lot 2 referencing note
5 on the cover sheet would apply only to Lot 2 since it's a defined boundary and the
note states "within the boundary of this property".
Comment Number: 8 Comment Originated: 02/28/2017
02/28/2017: The plat calls out an emergency access easement for the main drive
aisle internal to the project, however this does not appear to be labelled on the civil
plans.
Comment Number: 9 Comment Originated: 02/28/2017
03/02/2017: Please change references to work being done by others to work being
done by MAV Development (such as the regional sidewalk around the regional
pond). This is more for historical reference.

02/24/2017: Still need to provide the scientific names along with the common
names for native /bioswale seed mix species. Common names for plants and in
particular grasses and sedges are not reliable for identification. Genus species
names must be included in addition to common names to ensure use of appropriate
species in the mix and that the correct mix is ordered from a native seed provider.
Comment Number: 1 Comment Originated: 02/24/2017
02/24/2017: Native seed mix seeding rates do not match from LP100-102. Minimum
drill seed rate of 15lbs/ac requested. Double that rate if broadcast seeding method
used.
Comment Number: 2 Comment Originated: 02/24/2017
02/24/2017: Call out in Native Seed Mix box the pounds/acre to be used for both a
drill seed application and a broadcast seed application.

IN TWO DIRECTIONS TO DISTRIBUTE SEED EVENLY OVER ENTIRE AREA.
c. IF CHANGES ARE TO BE MADE TO SEED MIX BASED ON SITE CONDITIONS
APPROVAL MUST BE PROVIDED BY CITY ENVIRONMENTAL PLANNER.
d. PRIOR TO SEEDING SOIL WILL BE AERATED AND SOIL AMENDMENTS
ADDED IF NECESSARY. APPROPRIATE NATIVE SEEDING EQUIPMENT WILL
BE USED (STANDARD TURF SEEDING OR AGRICULTURE DRILL SEED
EQUIPMENT SHALL NOT BE USED).
e. DRILL SEED APPLICATION RECOMMENDED PER SPECIFIED APPLICATION
RATE TO ¼ - ½ INCH DEPTH. FOR BROADCAST SEEDING INSTEAD OF DRILL
SEEDING METHOD - DOUBLE SPECIFICIED APPLICATION RATE. REFER TO
NATIVE SEED MIX TABLE FOR SPECIES, PERCENTAGES AND APPLICATION
RATES.
f. TREAT NATIVE SEED MIX AREA PRIOR TO INSTALLATION OF SEED WITH
APPROPRIATE HERBICIDE TO HELP CONTROL HERBACEOUS WEED

02/28/2017: AERIAL APPARATUS ACCESS
Aerial Fire Apparatus access is required for structures over 30' in height which is
measured to the top of parapet walls. The amended plans show the change in
height to 29' with a 2' parapet, dropping to the roof measured at 27'. This is an
acceptable amendment; however, the Site Cover Final Plan (Sheet LS001) shows a
maximum building height of 36' and the Elevations (Sheet EL002 - Panel Type 'A')
shows a height of 33'. The Poudre Fire Authority would like clarification on these
height measurements.

02/28/2017: FIRE LANE SIGNS
The limits of the fire lane shall be fully defined. The signage is noted; however,
please amend the plans to show the signs parallel to the Emergency Access
Easement (EAE) instead of 45 degrees to the EAE.
Please observe the current sign standards in LUCAS, specifically drawing #1418
and #1419. Let the future plans show the current LUCAS sign standards.

02/28/2017: WATER SUPPLY
Hydrant spacing and flow must meet minimum requirements based on type of
occupancy. The shown hydrant plans show a deficiency and an additional hydrant
will be required at the northwest corner of the site, at a distance of 600' from the
hydrant to the south, at the intersection of Technology Parkway and Precision Drive.
Specific code language follows:
> IFC 507.5 and PFA Policy: COMMERCIAL REQUIREMENTS: Hydrants to provide
1,500 gpm at 20 psi residual pressure, spaced not further than 300 feet to the
building, on 600-foot centers thereafter
CLEAR SPACE AROUND HYDRANTS
> IFC 507.5.5: A 3-foot clear space shall be maintained around the circumference of
fire hydrants except as otherwise required or approved.

02/28/2017: LANDSCAPE
From the Landscape plans (specifically SHEET LP101 & LP102), several tree
footprints are shown within the Emergency Access Easement (EAE). The Poudre
Fire Authority would like verification that the mature footprint of these trees will not
interfere with the EAE and the 14' vertical and 24' wide will remain clear for
emergency access.
