– Secondary Use Greater than 25% in Employment (E) zone district
Staff Analysis:
• Proposal includes a primary use (private school)
• Large detention pond allowed intensification of employment uses on
nearby sites
• Employment zone intended as a buffer between Industrial zone to north
and residential zoning to south

Staff Analysis:
• Easements require the building to be located in the middle of site
• Driveway and handicap serve unique user needs of the proposal
