Parking Study Cover Letter
As the land planning consultant for the Hub on Campus Fort Collins project, Ripley Design
has prepared this cover letter to briefly explain the conclusions of the attached Parking
Generation Letter and its supporting data. In support of its request for modification of the
residential parking standards, the applicant hired Kimley-Horn to study the actual parking
demand for a similar project in a similar location, The District, in order to determine if the
amount of parking proposed for its project would be sufficient. Based on this study we can
draw the following conclusions:
• The Hub is providing 298 residential spaces (.75 spaces/bedroom)
• The Hub will provide the required 29 spaces for commercial use. Although it is safe
to assume that this number is higher than actual commercial demand due to the
high pedestrian and bicycle traffic in this area.
• The District is student-oriented housing and is located in close proximity to The
Hub.
• By observing The District, a maximum demand ratio of .57 space per bed was
established.
• If that maximum demand ratio were to be implemented at The Hub, it would show a
demand for 226 residential spaces.
o To account for possible seasonal demand variations, 10% more spaces
could be added, bringing the expected demand for residential parking to 249
spaces.
o The anticipated demand is 129 spaces less than what is required by the
applicable standard, 48 spaces less than what is required by TOD parking
standards, and 49 spaces less than what is proposed.
• The proposed 327 parking spaces at The Hub on Campus Fort Collins is more than
adequate to meet the residential and commercial parking demand.
