Page 1 of 3 10/05/2016: Is the electrical primary routing going north/south along the west side of project going to be located on the east or west side of the existing fence? If it is located on the west side of the fence, is this still within the utility easement? If it is located on east side then coordination will need to be done to relocate the large equipment being shown on Google Earth. If boring needs to be done to accomodate this equipment, this will come at an extra expense. If this has not already been provided for, fire lane signage will be required along all portions of the entire site at this time. Fire lane sign locations should be indicated on the plan sets as the building permit will not be routed to PFA to prompt field inspection or final CO. Code language provided below. > IFC D103.6: Where required by the fire code official, fire apparatus access roads shall be marked with permanent NO PARKING - FIRE LANE signs complying with Figure D103.6. Signs shall have a minimum dimension of 12 inches wide by 18 inches high and have red letters on a white reflective background. Signs shall be posted on one or both sides of the fire apparatus road as required by Section D103.6.1 or D103.6.2. Comment Number: 2 Comment Originated: 10/06/2016 11/05/2016: FIRE LANE SIGN LOCATIONS Locations of fire lane signage are not clearly labeled on the plans. In this particular circumstance, No Parking - Fire Lane signs may be separated by 150' intervals. See above comment for fire lane sign dimensions. Staff had discussed changing the color from what was originally proposed. Please change the color to either a green as discussed prior or a desert tan. 10/04/2016: Update all of the photo simulations to reflect the paint color proposed. Comment Number: 1 Comment Originated: 10/04/2016 10/04/2016: For your hearing, please come with information about your site selection process and the need for a 70' structure. You will need to outline the reasons why co-location in this area is a challenge in order to justify the height you are seeking for this facility. Comment Number: 5 Comment Originated: 10/04/2016 Page 2 of 3 10/05/2016: For Final Plan, include the City of Fort Collins standard site plan notes. I will send these to you with the comment letter. Comment Number: 6 Comment Originated: 10/05/2016 10/06/2016: Also for Final Plan, please separate the planning document set from the construction/utility plan set. Comment Number: 7 Comment Originated: 10/06/2016 11/03/2016: The map on the cover sheet is solid grey. Add the location map for hearing and final plan. Comment Number: 8 Comment Originated: 11/03/2016 11/03/2016: Change note 1 under Tower Notes on page C-2. The note should say, "Tower to be painted 'Big Chill' or 'Oyster White'," but should also contain the product ID #'s from the paint supplier. This way the paint color will be on file so the City can confirm compliance. You should also change the paint names and colors to the final color selected. These were emailed back to Caleb on 11/4/16. These can be addressed at Final. We are ready for hearing. 09/20/2016: Drainage Memo ¿ as per a comment on the last round of review, a drainage memo still does need to be provided. (This comment was also provided previously in the emailed redlines back to Caleb on 3/9/16.) A drainage memo should include at a minimum: a.summary description of the project; b. existing ground conditions (ground covers, direction of flow); c. proposed ground conditions (areas of added imperviousness and overall effective imperviousness); d. explanation of how the silo and most of the equipment are on platforms, thus greatly reducing the amount of imperviousness on the site; e. statement of compliance with the requirements of the Fort Collins Stormwater Criteria (how you¿re meeting the <1000 sf imperviousness requirement which allows this project to forego stormwater detention, water quality, and LID requirements) Comment Number: 4 Comment Originated: 09/20/2016 Department: Zoning Contact: Noah Beals, 970-416-2313, nbeals@fcgov.com Topic: General 11/04/2016: Thanks for separating the planning set.
