Provides 100% office/light industrial and warehouse primary uses
Located within an existing employment park (Harmony Technology Park)
Maximum non-residential building height is (6) stories - proposed building is
one story
The proposed building includes a total gross leasable area of approximately
92,875 square feet, subject to Planning and Zoning Board review

Section 3.2.2 (C) – Development Standards:
Proposed project primary building entrance fronting Precision Drive
Primary and secondary building entrances have direct pedestrian sidewalk
connections to streets, and to future trail
Providing 100 vehicle parking spaces and 8 bicycle spaces

Section 3.4.1 – Natural Habitats and Features:
Site within 155 feet of existing un-named ditch that contains .28 acres of
wetlands (per Ecological Characterization Study/Wetland Delineation Report
Memo)
Buffer distance for wetlands less than 1/3 acre is 50-100 feet – requiring 1.25
acres of habitat buffer zone
Project is beyond required buffer zone

Proposed project meets the City Low Impact Development (LID) requirement
providing two bio-retention basins on-site
Treating more than required 75% of site’s impervious area
100 year storm drainage conveyed to regional detention pond
Project meets all Stormwater Criteria Manual requirements

Transportation Impact Study (TIS) and Addendum Memo provided
Continuation of TIS for HTP ODP that includes transportation improvements

No further infrastructure improvements needed for project to meet City
standards

Staff Recommendation:
Staff recommends that the Planning and Zoning Board make a
motion to approve the WilMarc Medical P.D.P. #160033, based on
the Findings of Fact.
