General Notes:
1. GATEWAY AT PROSPECT OVERALL DEVELOPMENT PLAN WILL BE A MIXED-USE DEVELOPMENT COMPRISING FOUR ZONING DISTRICTS: UE - URBAN ESTATE, LMN -
LOW DENSITY MIXED USE NEIGHBORHOOD, E - EMPLOYMENT AND C - COMMERCIAL. THE PROPOSED DEVELOPMENT WILL HAVE A MIX OF HOUSING TYPES AS
REQUIRED/ALLOWED PER THE UNDERLYING ZONE DISTRICT.
2. A REQUEST FOR MULTI-FAMILY WITHIN A PORTION OF THE LMN ZONE DISTRICT HAS BEEN INCLUDED IN THIS ODP AS AN ADDITIONAL PERMITTED USE (A.P.U.)
3. TWO POINTS OF FIRE ACCESS HAVE BEEN PLANNED TO SERVE ALL AREAS OF THE PROJECT. FIRE HYDRANTS WILL BE PROVIDED AS REQUIRED BY POUDRE FIRE
AUTHORITY.
4. NATURAL AREAS HAVE BEEN DEFINED ON THIS ODP. A 50' WIDE BUFFER HAS BEEN MAINTAINED ALONG ALL IRRIGATION DITCHES AND A 100' BUFFER HAS BEEN
MAINTAINED ALONG BOXELDER CREEK. ALL EXISTING TREES ON THE SITE WILL BE PRESERVED TO THE EXTENT PRACTICAL.
5. ALL PUBLIC STREETS WILL BE DESIGNED TO THE FORT COLLINS LARIMER COUNTY URBAN STREET STANDARDS'. THE INTERNAL ACCESS POINTS SHOWN ON THIS
ODP ARE APPROXIMATE LOCATIONS ONLY. PRECISE LOCATIONS OF ACCESS POINTS WILL BE IDENTIFIED AT THE TIME OF PROJECT DEVELOPMENT PLANS (PDP).
REFER TO THE PROSPECT ROAD IMPROVEMENT PLANS FOR ACCESS LOCATIONS ALONG PROSPECT ROAD.

APU Parameters
THE FOLLOWING REQUIREMENTS ARE REQUIRED PER THE APU (ADDITION OF PERMITTED USES):
1. FIVE (5) HOUSING TYPES SHALL BE PROVIDED WITHIN THE LMN ZONE DISTRICT. SPECIFIC HOUSING TYPES TO BE DETERMINED AT THE TIME OF PDP/FDP APPLICATION. NO ONE TYPE CAN BE MORE THAN 80%
, OR
LESS THAN 5%.
2. FOUR (4) DISTINCT BUILDING TYPES SHALL BE PROVIDED FOR THE MULTI-FAMILY DEVELOPMENT PROPOSED WITHIN THE APU PARCEL.
3. MULTI-FAMILY BUILDINGS, WITHIN THE APU PARCEL, SHALL NOT EXCEED 40 FEET IN HEIGHT.
4. WHERE MULTI-FAMILY BUILDINGS FACE PUBLIC STREETS OR STREET LIKE PRIVATE DRIVES, THERE SHALL BE INDIVIDUAL UNIT ENTRANCES FACING THE STREET WITH CONNECTIOIN WALKWAYS AND FRONT
PORCHES OR STOOPS.
5. TO THE EXTENT FEASIBLE, BUILDINGS WILL BE ORIENTED IN THE FOLLOWING ORDER OF PRIORITY:
(a) PUBLIC STREETS;
(b) STREET-LIKE PRIVATE DRIVES
(c) PRIVATE DRIVES
(d) 200-FOOT CONNECTING WALKWAY

6. CONNECTIONS FROM THE MULTI-FAMILY PARCEL TO THE BOXELDER CREEK TRAIL TO BE SUPPLEMENTED WITH SOFT SURFACE PATH(S). LOCATION TO BE DETERMINED AT THE TIME OF PDP/FDP APPLICATION.
7. MASONRY SHALL BE INCORPORATED INTO THE EXTERIOR BUIILDING DESIGN, AT LEAST FOR THE FIRST FLOOR, FOR THE MULTI-FAMILY BUILDINGS LOCATED WITHIN THE APU PARCEL.
8. CERTAIN SITE CONSTRAINTS WILL NEED TO BE CONSIDERED WITH FUTURE DESIGN. THESE INCLUDE BUT ARE NOT LIMITED TO
(a) THE GREELEY WATER LINE WHICH RUNS DIAGONALLY THROUGH THE SOUTHERN PORTION OF THE APU PARCEL AND
(b) THE IRREGULAR SHAPE OF THE PARCEL.
9. PUBLIC STREETS AND STREET-LIKE PRIVATE DRIVES SHALL HAVE DETACHED SIDEWALKS, SIX FOOT WIDE PARKWAYS, STREET TREES AND ON-STREET PARKING (PARALLEL OR DIAGONAL).
10. ALL INTERNAL ROADS WITHIN THE MULTI-FAMILY PARCEL SHALL BE CONNECTORS.
11. ALONG PUBLIC STREETS AND STREET LIKE PRIVATE DRIVES, NO TWO SIMILAR BUILDING DESIGNS SHALL BE PLACED IN SEQUENCE.
