Thanks for sending in this informa�on. It’s exactly what we needed to determine whether you need to do any
further traffic related review.
Based on the informa�on on development size you provided below (90k sf of building, or about 600 units), the
ITE standards would indicate you generate up to 220 trips per day, with as many as 23 in the PM peak. Your data
from other storage facili�es would indicate only about 81 trips per day, with perhaps 8 in the PM peak.
The Larimer County Urban Area Street Standards (LCUASS) sec�on 4.2.3.D indicates that proposals that generate
less than 200 daily trips and/or 20 peak hour trips are small enough that the Traffic Impact Study requirements
can be waived. In this case, using ITE you’re very close to the threshold, and using your own data it’s well below
the threshold. Since we don’t have any specific opera�onal, func�onal, or safety concerns for vehicular traffic in
the area, I don’t believe a proposal of this size in this loca�on will be required to make any improvements to the
public street system. Therefore, the TIS requirements can be waived.
You may need to print out this email when you submit your PDP to serve as documenta�on of the waived TIS with
the submi�al.
Please note – that even with the TIS waived, there may some transporta�on related items that need to be figured
out with your applica�on. For instance, I see you have an access off of Conifer planned. We’ll need to review the
loca�on of that compared to the planned connec�on of Jerome Street to Conifer. Your access either needs to
align with the proposed Jerome access, or be offset enough to not create a safety/opera�onal concern. I’ve cced
Nicole Hahn on this email, as she will be doing the review once the project comes in. Feel free to work with her,
me, or the engineering staff on these details.

Martina,
I am prepping a submittal for a self storage facility on 1224 Red Cedar Circle and I have a few questions. I have
attached the CRT notes from January 11, 2016 and you stated a traffic analysis may be needed. I have also
attached our current plans this includes the number of units and square footage of the project. I have summarized the
information below with figures from Self Storage Standards.
The Institute of Transportation Engineers has the following trip generation figures for self storage facilities.
Daily Trips: 2.50 trips per 1,000 square feet
Peak Morning Hour: 0.14 trips per 1,000 square feet
Peak Afternoon Hour: 0.26 trips per 1,000 square feet
The total facility square footage with the addition of the new building is 87,905 square feet. Given
the information from ITE we should anticipate the total number of occupants not to exceed 9 vehicles per hour. See
the calculation below.
Daily Trips: 2.50 trips per 1,000 square feet = 219.7 Trips per day and 110 vehicles visiting the site per day,
assuming an even distribution of vehicles over a 12 hr period we can assume 9 vehicles per hour.
Self-Storage Standards has also conducted a study from several self-storage facilities and they
came up with a factor of 6.82 vehicles per 100 units rented per day that would be roughly 40.44 vehicles per day to
the site which if we assume over a 12hr period this would be less then 4 vehicles coming to the site per hour.
Given this information will it be required to have a traffic report at the time of the PDP submittable?
