The proposed 4 story hotel will be architecturally integrated in the surrounding development by using exterior materials and forms to relate to the existing buildings. None of the building sides will be viewed as a “backside”. The building will function according to the City codes and will provide emergency access to and from the building. The building height will be in the design limits of code, regulations and development requirements. The use of the proposed hotel also falls within the development plan. The proposed hotel meets the following standards:  Larimer County Urban Area Street Standards (LCUASS)  City of Fort Collins Storm Drainage Design Criteria Manual (FCSDCM)  City of Fort Collins Water/Wastewater Utility Construction Specifications and requirements  South Fort Collins Sanitation District Construction Specifications and requirements (ii) Description of proposed open space, wetlands, natural habitats and features, landscaping, circulation, transition areas, and associated buffering on site and in the general vicinity of the project. The landscape design for this project is intended to meet several objectives. First, it is to provide an attractive and comfortable setting for the hotel guests to enjoy during their stay. Second, it is to be compliant with the guidelines of the development and the City of Fort Collins code. And finally, the landscape is intended to provide a sustainable water efficient setting by incorporating xeriscape principles to reduce irrigation demand while maintaining a high quality appearance. (iii) Statement of proposed ownership and maintenance of public and private open space areas; applicant’s intentions with regard to future ownership of all or portions of the project development plan. The proposed project site is currently owned by Harmony Commons, LLC and is in the process of transferring ownership to Spirit Hospitality, LLC. Once ownership has transferred to the new LLC, they will assume maintenance of the site. (iv) Estimate of number of employees for business, commercial, and industrial uses. Estimated range of employees is 8 to 13. (v) Description of rationale behind the assumptions and choices made by the applicant. The building orientation is toward the North, facing the prominent portion of the site and relates to the internal layout of the site. Complementing the adjacent buildings. Having the main entry face the north also provides a demanding presence on the Harmony corridor. Close attention was paid to all sides of the building. This creates an inviting and cohesive façade to the user with views and approaches from the 3 roads surrounding the building. Pedestrian connectivity is maintained through this site by tying in to the existing sidewalks and extending them around the building perimeter. Pedestrian access from parking serving this building will also be visible and safe. (vi) The applicant shall submit as evidence of successful completion of the applicable criteria, the completed documents pursuant to these regulations for each proposed use. The Planning Director may require, or the applicant may choose to submit, evidence that is beyond what is required in that section. Any variance from the criteria shall be described. We are currently not requesting any variances or modifications. Not Applicable (viii) Written narrative addressing each concern/issue raised at the neighborhood meeting(s), if a meeting has been held. A Neighborhood Meeting is not required for this project. (ix) Name of the project as well as any previous name the project may have had during Conceptual Review. The current project name is Harmony Commons Hotel.
