Role of the Landmark Preservation Commission
Provide a written recommendation to the decision maker (hearing officer) for the
development proposal based on compliance with Land Use Code Section 3.4.7,
which requires new construction to respect the historic character of surrounding
historic properties on or adjacent to the development site.

Project Summary
• Proposed restaurant for northwest corner of Jefferson Street and Linden
Street (former site of Jefferson Street Park)
• Site is within the Old Town Fort Collins National Register Historic District
• Single story building, 5,690 square feet
• Patio dining space on the east end facing Linden Street
• Shared parking with Rodizio (Union Pacific Depot) in lot to the west
• LPC recommendation to hearing officer (Type 1)

Area of Adjacency: Characteristics
• 1 and 2 story buildings
• Brick and painted brick; commercial storefronts; stone, wood, and metal
details
• Window patterns and styles vary but all are rectangular and create a vertical
rhythm
• Primary entrances include both central and offset primary entrances and
storefront entries with glazing and paneled, solid doors.
• Entrances are on the primary street-facing façade and are fairly or clearly
differentiated or visible to those approaching the building.

Summary of Design Updates
• Addition of a light grey brick veneer exterior surface on the south, west, and
north elevations that begins at grade and rises to a height of 11’-6”
• Site wall on the east end shown in in the same light grey brick
• Wood (8”x8”) timber screens replaced the brick brise soleil screen walls on
façade.
• Height of main entrance awning raised and emphasized with an 8”x8” wood
timber screen detail to support the entry awning and a backlit sign
• Metal panels above the brick now shown in charcoal color
• Removal of horizontal windows above the vertical windows on south
elevation

Staff Analysis
• F(1): Setback, height, size, massing are compatible with historic building on
the same block (Union Pacific passenger depot at 200 Jefferson)
• F(2): Visual connections are compatible with historic building on the same
block (Union Pacific passenger depot)—vertical window patterning; eave and
ridge heights; prominent primary entrance. Code allows variation of building
type and method of construction.

Staff Analysis
• F(3): Primary building material in area of adjacency is brick; proposed design
incorporates prominently placed brick veneer wall starting at grade. Code
allows variation of color and grey brick does not negatively impact
character/integrity of district.
• F(3): Wood, glass, and metal building materials are found in varying
quantities within area of adjacency.
• F(4): Proposed design does not impede existing visual and pedestrian
connections within the area of adjacency.
• F(5): Existing trees will be preserved to maximum extent feasible.
