The Old Town Master Drainage Plan was used for Stormwater criteria. 8. There is a fire hydrant at the north central intersection of Sherwood, Canyon and Magnolia and is within 300 feet of the properties. Environmental Planning: Item Responses 1. We are using Littleleaf Mountain Mahogany shrubs which are native to Colorado and low water consumption. They are placed in rock mulch beds. 2. No trees are planned on being removed. 3. Our improvements will not include the Green Building Program, Solar Energy Program or Urban Agriculture Program. Engineering: Item Responses 1. Impact fees will be paid at time of building permit. 2. The TDRF will be provided at time of submittal. 3. Any damage to public streets and or sidewalks will be repaired prior to C.O. 4. All existing public sidewalks and driveways meet ADA requirements and any proposed pieces will too. 5. Parts of the proposed parking area do not meet LCUASS and after discussion with the planner during design we are moving forward with a variance for the deficient area. 6. Our Utility plan set includes drawings for improving the alley to Magnolia. 7. No additional right-of-ways or easements have been included. No parking or staging of construction materials will be within the right-of-way. Planning Services: Item Responses 1. We are proceeding with an administrative Type 1 review. 2. We are not adding any additional square footage and are hoping for Staff support of the modifications to allowable square footage. 3. Faith Family Hospitality is working through proposed resident counts. 4. During review we are hopeful that staff will support our Group home as well as the Summitstone home near Oak and Whitcomb. 5. Our proposed parking area in the rear of the property includes six new spaces as well as one in each of the existing driveways for a total of eight spaces. 6. We plan on using existing alley/parking lighting; if not sufficient we’ll need to request a modification of standard. 13. We’ve received the submittal requirements and checklist. 14.
