Theme and Vision:
The proposed site plan redevelops an existing and vacant K-Mart retail establishment into a King Soopers Marketplace.
The site plan incorporates City Plan policies, Midtown Plan Garden Theme concepts, and ties them together to produce a
proposed site plan that fits into The City of Ft. Collins visions.

The Upper Midtown Gardens Theme ties the College Avenue corridor at Drake Road to the City’s agrarian roots by
allowing patrons to enjoy nature and design of the environment around them. The iconic and urban leaf design is
consistently present onsite. From bench markings to trash can emblems, the theme is recognizable to any visitor of the
area.

The site design promotes pedestrian, bicycle and vehicular circulation in a safe and efficient manner. There will be direct
connection paths for pedestrian and bicycle users to the MAX BRT line station located directly to the west of the site.
Various streetscape and path examples
display circulation and safety patterns that
tie into the City Plan and Midtown Plan
concepts.

The architectural design features promote the urban design palette envisioned in both the Midtown Plan and the City Plan.
