PROPERTY DESCRIPTION
Multiple parcels of land located in the Northwest Quarter (NW1/4) of Section Twelve (12),
Township Seven North (T.7N.), Range Sixty-nine West (R.69W.) of the Sixth Principal Meridian
(6th P.M.), City of Fort Collins, County of Larimer, State of Colorado and being more particularly
described as follows:
COMMENCING at the Northwest corner of said Section 12 and assuming the North line of said
NW1/4 as bearing South 89°39’23” East being a Grid Bearing of the Colorado State Plane
Coordinate System, North Zone, North American Datum 1983/2011, a distance of 2646.37 feet
with all other bearings contained herein relative thereto;
THENCE South 89°39’23” East along said North line a distance of 490.01 feet;
THENCE South 00°20’37” West a distance of 35.00 feet to a line parallel with and 35.00 feet
South of, as measured at a right angle to said North line and to the POINT OF BEGINNING;
THENCE South 89°39’23” East along said parallel line a distance of 304.74 feet;
THENCE South 00°20’37” West a distance of 145.00 feet;
THENCE South 89°39’23” East a distance of 134.60 feet;
THENCE North 00°20’37” East a distance of 145.00 feet to a line parallel with and 35.00 feet
South of, as measured at a right angle to the North line of the NW1/4 of said Section 12;

Right-of-Way (ROW) line of Vine Drive as described in the Inverness Innovation Park First Filing

THENCE South 00°20’30” West along said Westerly ROW line a distance of 7.01 feet to the
Southerly ROW line of said Vine Drive as described in the Inverness Innovation Park First Filing
at Reception No. 20090082462;
THENCE South 89°39’23” East along said Southerly ROW line a distance of 126.18 feet to the
Westerly line of Tract A of Inverness Innovation Park First Filing at Reception No. 20090082462;

with and 25.00 feet Northwesterly of, as measured at a right angle to the centerline of the existing
Burlington Northern Railroad:
THENCE along the arc of said concentric curve concave to the Southeast a distance of 161.40 feet,
said curve has a Radius of 980.37 feet, a Delta of 09°25’57” and is subtended by a Chord that
bears South 61°25’26” West a distance of 161.21 feet to a Point of Tangency;

Records of Larimer County ;
THENCE North 00°20’37” East along said Easterly line a distance of 54.17 feet to the Southerly
line of that parcel of land described in that Quit Claim Deed recorded June 24, 1998 at Reception
No. 98052655 of the Records of Larimer County;
The following Two (2) courses are along the Southerly and Easterly lines of said parcel of
land described in that Quit Claim Deed recorded June 24, 1998 at Reception No. 98052655 of the
Records of Larimer County:

THENCE North 00°20’37” East a distance of 200.06 feet to the POINT OF BEGINNING.
