FCHA changes made to site plan snice meeting #1
Moved buildings 60’ further from north property line
Reconfigured site plan to reduce number of buildings and units on north side
Eliminated 16‐unit buildings; now only have 8 and 12‐unit buildings
Increased patking form 175 to 180 spaces with potential for 30 additional spaces
Oriented parking so headlights directed away form neighbors, everywhere possible
Added walkways as alternative to Birmingham Drive
Added fencing and screening
Now showing new travel lane on Horsetooth with bike lanes and connecting sidewalk
Now accommodating right and left turns in and out of property
Birmingham Drive access limited to emergency vehicles and bicycles/pedestrians
Eliminated the barriers at Birmingham Drive and improved landscape design
Demonstrating coordination with Poudre School District

Can a ped signal be installed at entry across Horsetooth?

Keep lighting at low level, concern for night sky and wildlife
Traffic delay on Seneca in AM with school
Happy that Birmingham does not go through
What will happen to my property value and taxes?
Will it compete with my single‐family house? Should I decide to rent my house?
Hard to get onto Horsetooth now. Very concerned about the addition of 200‐350 cars
Concern for kids crossing Horsetooth at Seneca. More cars = less safety
Turn lane on Horsetooth (will call Matt Delich)
Make sure balconies do not become storage areas
Screen headlights from neighbors
Likes grey color better than red
How do property values increase/decrease relative to comparable neighborhoods that do/don’t
have affordable housing – provide studies and materials
Doesn’t think red tone matches neighborhood
Doesn’t like matching the horse property theme
Bring wood to clubhouse building
Modify single‐sloped roof – match other roof forms
Comparison in numbers about how affordable housing affect property values
Increase notification time for Planning and Zoning Board.
Should there be another bike‐ped crossing for Big Ben to Crescent – lots of kids cross but no
sidewalks
How will kids be directed to cross at Seneca?
Better traffic calming on Seneca
Bike/ped bridge crossing canal at Downing?
Are there safety issues in woods along Pleasant Valley canal? Transient camping?
Are there other trail improvements that can be made? Is the trail properly maintained?
