Topic: General
06/30/2016: Staff finds the original roof proposal to be equal to or better than a roof
with a 2:12 pitch, so this modification request is supported.

06/30/2016: For the curbcut modification request, none of the justifications provided
satisfy the criteria outlined in Land Use Code section 2.8.2(H). With the
justifications given in the narrative, staff does not support the modification request
for the curbcut on Mountain Ave.

Topic: General
06/27/2016: Please advise if the carriage house will include water and sewer
services.
Per previous conversations with the builder, it was understood that a garage with no
services was proposed; however, the current submittal speaks to the carriage
house. Please note that a covenant agreement and associated fees will be required
to extend services to the carriage house and the service extensions will need to be
shown on the plans (could be shown on the grading plan if no utility plan is being
prepared).

07/07/2016: It pears the existing street cut off Mountain Ave was a shared access
going over the property line. In order for the new home to use this access the
driveway would need to be extended. We do not support adding additional driveway
on Mountain Ave.
