10/10/2016: Please incorporate water conservation materials and techniques,
including the use of low-water-use plants and grasses in landscaping or
re-landscaping and reducing bluegrass lawns as much as possible. Native plants
and wildlife-friendly (ex: pollinators, butterflies, songbirds) landscaping and
maintenance are also encouraged. Please refer to the Fort Collins Native Plants
document available online and published by the City of Fort Collins Natural Areas

10/10/2016: Will any trees need to be removed? If so, please include replacements
and/or additional trees in the landscape plan to mitigate for the loss of existing trees.
If tree removal will occur during the songbird nesting season (Feb 1-July 31), please
conduct a survey to ensure there are no active nests in the area. This will ensure
compliance with the federal Migratory Bird Treaty Act.

10/11/2016: 2015 IFC CODE ADOPTION
The Poudre Fire Authority and the City of Fort Collins, Town of Timnath, and Larimer
County are in the process of adopting (or have adopted) the 2015 International Fire
Code. Building plan reviews shall be subject to the adopted version of the fire code
in place at the time of plan review submittal and permit application.

10/11/2016: TURNING RADII
More recently generated turning movements within the Campus West Shops on the
west side of Shields have not addressed the compound turn needed at the SE entry
to that complex. It is doubtful that fire apparatus can negotiate the turn needed to
enter/exit onto Shields. Otherwise, a dead-end road situation is created greater than
150' in length without a turnaround. Code language provided below.
> IFC 503.2.5: Dead-end fire access roads in excess of 150 feet in length shall be
provided with an approved area for turning around fire apparatus.
> IFC 503.2.4 and Local Amendments: The required turning radii of a fire apparatus
access road shall be a minimum of 25 feet inside and 50 feet outside.

10/11/2016: WATER SUPPLY
Hydrant spacing and flow must meet minimum requirements based on type of
occupancy. A hydrant is required within 300' of any Commercial Building as
measured along an approved path of vehicle travel. Hydrants on the opposite sides
of major arterial roadways are not considered accessible. The closest eligible
hydrant to the Campus West Shops is approximately 550' to the west and an
additional hydrant will be warranted with this development. Code language provided
below.
> IFC 507.5 and PFA Policy: COMMERCIAL REQUIREMENTS: Hydrants to provide
1,500 gpm at 20 psi residual pressure, spaced not further than 300 feet to the
building, on 600-foot centers thereafter

09/29/2016: The site disturbs more than 10,000 sq. ft., therefore Erosion and
Sediment Control Materials need to be submitted. The erosion control requirements
are in the Stormwater Design Criteria under the Amendments of Volume 3 Chapter
7 Section 1.3.3. Current Erosion Control Materials Submitted do not meet
requirements. Please submit; an Erosion Control Plan, an Erosion Control Report,
and an Escrow / Security Calculation. If you need clarification concerning the
