Comcast will also need to cordinate with the develoepr/builder on how to pre-wire the units for services. Please contact Don Kapperman as soon as a trenching plan is available so that Comcast can do a design to try and match the other dry utilities and demark locations. The fire marshal is requesting an auto-turn exhibit be submitted in order to evaluate design feasibility at this location. Code language provided below. > IFC 503.2.4 and Local Amendments: The required turning radii of a fire apparatus access road shall be a minimum of 25 feet inside and 50 feet outside. Comment Number: 7 Comment Originated: 05/30/2016 05/30/2016: SIGNAGE PLAN The question came up at the staff meeting on 6/1/2016 if the middle, north-south drives were required to be fire lanes. The answer is yes for two reasons. (1) I re-measured the site and confirmed that the furthest homes lay outside the 150' minimum fire access requirement; and (2) the expectation of the crews responding in fire apparatus is that they should be able to make these turns in order to arrive on scene in the most time efficient manner. The approach to the stop sign MUST be clear so the sign is easily visible (there's a tree shown within 15 ft of the stop sign). And, with the stop sign behind the detached walk, the trees in the parkway cannot impact sight distance onto Harmony. The trees closest to the access may need to be moved (especially the large one on the east side) Comment Number: 3 Comment Originated: 05/03/2016 Department: Transportation Planning Contact: Emma Belmont, 970-224-6197, ebelmont@fcgov.com Topic: General 05/11/2016: For the bus stop a type 2 (Bench) stop will be required for this location. The developer is responsible for upgrading the concrete surface of the bus stop to meet City standards. The bench, bike rack and trash will also need to be accommodated for by the developer. You have the option to pay Transfort for the amenities and we will take responsibility for purchasing and installing them or you can purchase and install them yourself. We will need to work with you on the DA language depending which route you take. I have been in communication with Sara Coutts on this.
