03/16/2015: Make sure to use materials that are consistent with the materials used at Sunshine
House. This material choice will ensure the area has a unified look and feel.
RESPONSE: We will be using similar horizontal metal wall panels to those on the Sunshine
House. The Sunshine house has brick in multiple colors. We will be using brick as a primary
wall material. Two colors will be used. Our materials will also be sympathetic to materials used
on other buildings in the neighborhood, notably the office buildings in the Natural Resources
Research Center across Centre Ave, which use large wall panels of brick and glass. Our hipped
roof forms are also intended to be similar to the hipped roofs on the office building across the
street.

RESPONSE: The bike rack numbers have been updated. There is a total of 16 spaces- 8 fixed
spaces and 8 covered spaces.

Based upon results from the ECS, no development timing restrictions or mitigation measures will
be necessary. No natural habitat buffer zone will be required on-site either, as the Larimer Canal
#2 is located further than fifty feet (50 ft) from this parcel, as are the four large eastern
cottonwoods along the canal; these features are separated from the site by Rolland Moore Dr.
There are no wetlands on-site, and nearby wetlands are separated from this parcel by Perennial
Ln.

Provide the following notes under a separate heading labeled Street Tree Notes:
1. A permit must be obtained from the City Forester before any trees or shrubs as noted on this
plan are planted, pruned or removed on the public right-of-way. This includes zones between the
sidewalk and curb, medians and other City property. This permit shall approve the location and
species to be planted. Failure to obtain this permit may result in replacing or relocating trees and
a hold on certificate of occupancy.

2. Contact the City Forester to inspect all street tree plantings at the completion of each phase of
the development. All trees need to have been installed as shown on the landscape plan.
Approval of street tree planting is required before final approval of each phase.

3. Street tree shall be supplied and planted by the developer using a qualified landscape
contractor.

4. The developer shall replace all dead and dying street trees after planting until final

trees in the project must be established of an approved species and of acceptable le condition
prior to acceptance.

5. Street tree locations and numbers may be adjusted to accommodate driveway locations, utility
standards, separation between trees, street signs and street lights. Street trees shall be centered

Provide the following note in large print with a bold border on all landscape sheets. A free permit
must be obtained from the City Forester before any street trees are planted in parkways between
the sidewalk and Curb. Street tree locations and numbers may change to meet actual utility/tree
separation standards. Landscape contractor must obtain approval of street tree location after
utility locates. Street trees must be inspected and approved before planting. Failure to obtain this
permit is a violation of the Code of the City of Fort Collins.

RESPONSE: Street lights have been added to the plans. There are no stop signs proposed on
this site as there are existing stop signs on the opposite side of each street. Trees have been
revised for street lights. There is one existing speed limit sign located on Rolland Moore Drive.
The trees along Rolland Moore are existing, therefore no changes have been made to any tree
spacing on Rolland Moore.

03/05/2015: The existing conditions and utility drawing shows the location of an existing vault in
the wrong location. There is an existing vault in the Right-Of-Way off of Centre in between the
Advanced Technology and Day Care Center property. Please update drawings to reflect this
vault. Contact Light & Power with any questions.

03/17/2015: BUILDINGS OVER 30' IN HEIGHT
The 30' wide fire lane which is currently positioned on the north side of the building exceeds the
maximum, allowable separation distance from the building. The fire lane shall be no closer than
15' from the building but no further than 30' from the building. Code language is provided below.
Refer to Appendix D of the 2012 IFC for additional information.
AERIAL FIRE APPARATUS ACCESS ROADS - PROXIMITY TO BUILDING
> 2012 IFC D105.3: At least one of the required access routes meeting this condition shall be
located within a minimum of 15 feet and a maximum of 30 feet from the building, and shall be
positioned parallel to one entire side of the building. The side of the building on which the aerial
fire apparatus access road is positioned shall be approved by the fire code official.
