Comment Number: 1 Comment Originated: 02/02/2016 02/02/2016: Many of the trees shown are being double counted to meet the parking lot perimeter landscaping requirements and as mitigation trees. Please add trees to the landscape plan that are strictly for mitigation and clearly identify which trees are for mitigation. Comment Number: 2 Comment Originated: 02/02/2016 02/02/2016: Please use a different symbol for the portions of the fence that will remain and the portions of the fence that will be removed as part of this project. The landscape plan seems to indicate the southern portion of the fence will be removed while the fence along the western property boundary will remain. However, without clear symbols to delineate between the two it is tough to tell. Keeping the fence on the western property line will help you meet the standards of 3.2.1(E)(4). Comment Number: 3 Comment Originated: 02/02/2016 02/02/2016: The landscape plan does not have a hydrozone table as required per Land Use Code section 3.2.1(E)(3). The annual water budget of the proposed landscaping must not exceed 15 gallons/sq. ft. Page 1 of 6 02/03/2016: If the sidewalk does not meet current ADA standards, it will need to be brought into conformity with this project. A panel (4ft width minimum) can be added to the existing walk, or the sidewalk can be detached with a final width of 4.5ft. This applies to both lots because development is taking place on both lots. ROW will need to be dedicated to the back of walk if necessary. Comment Number: 1 Comment Originated: 02/01/2016 02/03/2016: Most recent Johnson¿s Addition plat cannot be found in Larimer County document database. Please provide a copy of the plat with reception number for the next round of review. If the plat does not include a 9¿ utility easement behind the ROW along Birch St. for the frontage of both lots, it will need to be dedicated by separate document. This easement should be shown on the utility plans. Comment Number: 2 Comment Originated: 02/01/2016 02/03/2016: Payment in lieu of construction will need to be provided for sidewalk along Coy Drive. Rubber rabbitbrush (Chrysothamnus nauseosus), three-leaf sumac (Rhus trilobata), wax currant (Ribes cereum) and sand cherry (Cerasus pumila besseyi) would all be good replacements. Comment Number: 1 Comment Originated: 02/01/2016 02/01/2016: The narrative mentions that a native seed mix will be used, but I don't see it marked anywhere on the landscape plans. If a seed mix will be used, please provide the species list for review. Comment Number: 2 Comment Originated: 02/01/2016 02/01/2016: If any trees will be removed, please add the follwoing note to the landscape plan: "All tree removal shown shall be completed outside of the songbird nesting season (Feb 1 - July 31) or a survey of trees will be conducted to ensure no active nests in the area." Comment Number: 3 Comment Originated: 02/01/2016 Department: Forestry Contact: Tim Buchanan, 970-221-6361, tbuchanan@fcgov.com Topic: Landscape Plans Page 2 of 6 02/02/2016: Thank you for retaining significant existing trees on the site. For the Honeylocust at the entrance explore a curb design that minimizes excavation into existing grade. Keeping the excavation at less than 8 inches into existing grade will be very important for protecting this significant tree. Is there a no or minimal excavation option for the curbing that will need to be placed around this 25 inch diameter significant tree. For the spruce trees at the NW corner of the lot explore a curb design that minimizes excavation into the existing grade. Particularly on the north and south curb alignment that passes about 5 feet from the 19 inch Blue Spruce, providing a modified curb is important. Keeping the excavation at less than 8 inches into existing grade will be very important for protecting this 19 inch spruce. Is there a no or minimal excavation option for the curbing that will pass to the east of this tree, or is it feasible to move the curb further away from the trunk so around 9 feet from the trunk to the curb is provided? Comment Number: 1 Comment Originated: 02/02/2016 02/02/2016: Please use the new City of Fort Collins standard notes. These notes include the General Landscape Notes and the Tree Protection Notes. These notes are available from the City Forester (Tim Buchanan 970 221 6361) or from the City Planner assigned to this project. There are nine notes in the new version of tree protection that can replace those that are currently on the plan. Comment Number: 2 Comment Originated: 02/02/2016 02/02/2016: In addition to the nine tree protection notes add the following as number 10 to address any pruning of off-site trees that might need to occur. There is an off- site tree to the west of the project that hangs over the property that the owner may want to address at some point for low or loose limbs that are over the property. Pruning of off-site trees shall only occur with written permission of the property owner where the tree is located. All pruning work must be performed by a tree service that holds a current City of Fort Collins Arborist License and that is also certified by the International Society of Arboriculture. Actuals pruning work shall follow the City of Fort Collins Tree Management Standards. Comment Number: 3 Comment Originated: 02/02/2016 02/02/2016: Norway maples have a tendency to not do real well in terms of long term growth and survival in parking lot islands and peninsulas. Honeylocust cultivars such as Skyline do well in these locations.
