When considered within the context of the total Employment (E) District in the area of the P.D.P., allowing a 1.04 acre lot to develop as residential increases the percentage of secondary uses within the total E District by only .4%. ¿Total E District¿ was defined as the general area bounded by Prospect Road to the north, Drake Road to the south, Shields Street to the west and College Avenue to the east, not including property owned by Colorado State University. Prior to certificate of occupancy final tree mitigation method needs to be determined by the developer and presented to the City Forester for approval. One or more of the following methods must account for the 14 mitigation trees not shown to be planted on the plan. Transplanted existing trees offsite within in the City limits of Fort Collins Mitigation trees are planted offsite by the project to the LUC standard and documentation is provided to the City Forester. Payment is made to the City of Fort Collins Forestry Division to plant mitigation trees on City property. Payment shall be $450 per mitigation tree. That situation will need to be considered if the transformer needs to be temporarily removed during demolition/ construction.
