Response to FDP Comments provided on April 27, 2016
Acknowledged. The applicant has coordinated with Xcel Energy. A gas main is immediately
west of the new building. Natural gas service is expected from this main.
Acknowledged. Note 47 has been removed.
Acknowledged. Note 19 has been updated to March 24, 2016 – the last date of the erosion
control report submittal.

Acknowledged. The islands have been shown only on the existing conditions sheet.
Acknowledged. The emergency access easements have been coordinated with PFA (Jim
Lynxwiler) and are shown as requested. This easement configuration is consistent with the
other emergency access easements across the Timberline Center development.
Comment acknowledged. It is not the responsibility of this development to verify whether or
not existing public infrastructure is located within public easements or rights of way. The
accepted and approved subdivision plans for Timberline Center provide for public easements
that accommodate the existing facilities.
Acknowledged. A C-1 form and one-line will be provided prior to starting construction.
Acknowledged. AutoCAD drawings (latest version) will be provided upon approval of the project
mylar drawings.

Acknowledged. LID sizing calculations have been provided for both the rain garden to the west
of the building and the roof drain catchment gardens on the east side of the building in the
updated drainage memo in Appendix C.
Acknowledged. An outlet structure has been added with rim elevation 1-foot above the rain
garden flat filter area. Overall elevation of the rain garden has been adjusted to meet Urban
Drainage requirements and the inlet to the rain garden will be a 1-foot curb cut.
Acknowledged. A typical detail for each LID has been added with proposed grading. An overall
rain garden sizing calculation has been provided for these gardens in the drainage memo
Appendix C.

This comment has been previously addressed. The sheet size is 24x36 inches. The image on the
sheet is 22x34 inches allowing the plans to be scaled ½ size on 11x17 inch paper. This sheet size
has been submitted and accepted by the City in the past. The sheets will remain as presented in
the FDP 1st round.
We do not understand this comment as there are no coordinate values provided for the utilities.
There is only horizontal control layout information provided for the building and site features
(curb, gutter, etc.). We also do not understand the need for this as the property corners are
fully defined on the plat and the coordinate base is conformed to the site plans. The utilities
being constructed as part of this project are private. Regardless, a property corner coordinate
table has been added to Sheet 5 of the Utility Plans.
