DESCRIPTION:
A tract of land being a portion of Block 7 and a portion of vacated Jefferson Street, City of Fort
Collins, located in the Northwest Quarter of Section 12, Township 7 North, Range 69 West of the
6th P.M., City of Fort Collins, County of Larimer, State of Colorado being more particularly
described as follows:
A tract of land being a portion of Lots 2, 4, 6, 8, 10, 12, and the Southeast 1/2 of Lot 14, Block 7,
City of Fort Collins, TOGETHER WITH that portion of vacated Jefferson Street along the
southwesterly line of said lots, according to Ordinance recorded January 5, 1976 in Book 1680 at
Page 64, City of Fort Collins, County of Larimer, State of Colorado being more particularly
described as follows:
Considering the Southeasterly line of Block 7 as bearing South 41°33'23" West, and with all
bearings contained herein relative thereto:
BEGINNING at the Southerly corner of Block 7; thence along that tract of land described at
Book 1680, Page 64 the following 2 courses and distances: South 41°33’23” West, 30.00 feet;
thence North 48°23’44” West, 325.47 feet; thence departing said line North 41°32’58” East,
76.80 feet, said point being 25.00 feet Southwesterly from the centerline of the existing track of
the Union Pacific Railroad, as now constructed and operated; thence parallel with said centerline
the following 7 courses and distances: South 48° 21' 38" East, 111.91 feet; thence, South 49° 58'
24" East, 32.43 feet; thence, South 51° 25' 05" East, 33.74 feet; thence, South 52° 19' 48" East,
43.53 feet; thence, South 52° 44' 12" East, 49.64 feet; thence South 50° 55' 27" East, 38.93 feet;
thence, South 50° 12' 35" East, 15.63 feet to a point on the Southeasterly line of Block 7; thence
along said line, South 41°33’23” West, 58.36 feet to the POINT OF BEGINNING.
The above described tract of land contains 26,185 square feet or 0.601 acres, more or less and is
subject to all easements and rights-of-way now on record or existing.
