DESCRIPTION:
A tract of land located in the East Half of Section 21, Township 7 North, Range 68 West of the Sixth
Principal Meridian, City of Fort Collins, County of Larimer, State of Colorado, the centerline of said
easement being more particularly described as follows:
Considering the South line of the Northeast Quarter of said Section 21 as bearing North 88° 36’ 48” West,
and with all bearing contained herein relative thereto:
COMMENCING at the East Quarter Corner of Section 21; thence along the South line of the Northeast
Quarter of Section 21, North 88° 36’ 48” West, 149.84 feet to the POINT OF BEGINNING; said point
being a point on the Easterly line of that Tract of land recorded at Reception No. 20070087385; thence
along said Easterly line and along a curve concave to the East having a central angle of 00° 03' 55" with a
radius of 11583.00 feet, an arc length of 13.17 feet and the chord of which bears South 04° 53' 47" East,
13.17 feet; thence departing said Easterly line, South 85° 04' 16" West, 20.04 feet; thence, North 04° 06'
38" West, 42.20 feet; thence along a curve concave to the Southwest having a central angle of 30° 02' 33"
with a radius of 124.50 feet, an arc length of 65.28 feet and the chord of which bears North 19° 07' 55"
West, 64.53 feet; thence, North 34° 09' 11" West, 108.41 feet; thence along a curve concave to the
Northeast having a central angle of 30° 05' 37" with a radius of 205.50 feet, an arc length of 107.94 feet
and the chord of which bears North 19° 06' 22" West, 106.70 feet; thence along a curve concave to the
Southwest having a central angle of 74° 39' 10" with a radius of 559.50 feet, an arc length of 728.99 feet
and the chord of which bears North 41° 23' 08" West, 678.51 feet; thence, North 78° 42' 43" West, 176.33
feet; thence along a curve concave to the Northeast having a central angle of 96° 24' 04" with a radius of
642.01 feet, an arc length of 1080.20 feet and the chord of which bears North 30° 30' 46" West, 957.22
feet to a point on the Westerly line of said Tract; thence along said Westerly line, North 17° 41' 21" East,
150.02 feet; thence departing said Westerly line, South 72° 29' 12" East, 84.03 feet; thence, South 17° 41'
21" West, 150.28 feet; thence along a curve concave to the Northeast having a central angle of 96° 24' 04"
with a radius of 558.00 feet, an arc length of 938.84 feet and the chord of which bears South 30° 30' 41"
East, 831.96 feet; thence, South 78° 42' 43" East, 176.33 feet; thence along a curve concave to the
Southwest having a central angle of 74° 39' 10" with a radius of 643.50 feet, an arc length of 838.44 feet
and the chord of which bears South 41° 23' 08" East, 780.38 feet; thence along a curve concave to the
Northeast having a central angle of 30° 05' 37" with a radius of 121.50 feet, an arc length of 63.82 feet
and the chord of which bears South 19° 06' 22" East, 63.08 feet; thence, South 34° 09' 11" East, 34.41
feet to the Easterly line of said Tract; thence along said Easterly line and along a curve concave to the
East having a central angle of 00° 58' 32" with a radius of 11583.00 feet, an arc length of 197.20 feet and
the chord of which bears South 04° 22' 34" East, 197.19 feet to the POINT OF BEGINNING.
The above described tract of land contains 195,543 square feet and 4.489 acres, more or less, and is
subject to all easements and rights-of-way now on record or existing.
