In this case, a buffer that is an average of 50 feet from the ditch (rather than a
straight 50 feet in all locations) may be more appropriate. For ease of
maintenance and to ensure the buffer standards are met, I recommend

adjusting the NHBZ boundary to follow the edge of the southern parking lot and
the shrub beds south of Wing 2, while excluding the building and building
entrances. See redlines for an approximate boundary that could work.

At this time it's unclear if the hydrant to the east at Shores Office Park Shores is
physically assessable to this property or would qualify as an acceptable location
for meeting the 100' limit to the FDC. The best solution appears to be relocating
the hydrant 50' slightly to the NW of it's current location, add another hydrant on
site, etc.
RESPONSE: The FDC for Wing 2 was deemed unnecessary. The FDC at Wing 1 will accommodate both
buildings. The fire hydrant was moved closer to the Wing 1 FDC.

(a) and (b).
A building height review analysis is required per the land use code criteria. With
the resubmittal, please provide the analysis per the criteria and include cross
sections and perspective modeling that illustrates the proposed building¿s
relationship to the adjacent buildings to the east and also south. With the
modelling, please include grade transitions, walls, fencing and significant plant
material that contribute to transition and privacy.

symbols for all shrub beds, indicating the type of plant and general character of
the design at the time of hearing.
Transition of ground elements for this proposal is a concern -- including
proposed parking, grade tie-in, walls, fencing, etc. This must be addressed
comprehensively with a combination of wood/masonry fencing, enhanced
retaining wall materials that are residential in appearance, boulders, significant
landscape material, and potentially oversized material at the time of planting.
Staff needs detailed sections and details to illustrate how the transition can
work since the some of the areas of the site are constrained.

distributed to the maximum extent feasible. At a minimum, trees shall be planted
at a ratio of at least one (1) canopy shade tree per one hundred fifty (150)
square feet of internal landscaped area with a landscaped surface of turf,
ground cover perennials or mulched shrub plantings;
3.2.1(E)(5)(b) (c) Landscaped Islands. In addition to any pedestrian refuge
areas, each landscaped island shall include one (1) or more canopy shade
trees, be of length greater than eight (8) feet in its smallest dimension, include at
least eighty (80) square feet of ground area per tree to allow for root aeration,
and have raised concrete curbs.
If the above cannot be met, show alternate locations and provide an alternative
compliance narrative on the plans that shows how the minimum quantities are
met. See round one redlines for PL interior boundaries.

met. We will continue to work with staff through Final design to ensure required landscape is provided.

dedicated by time of final plat, however, please note, “Letters of Intent” will be
required prior to hearing. These are required two items: 1) for the proposed
offsite storm pipe you plan to put in and 2) for use of the offsite private storm
pipes and detention ponds downstream of your site as these serve as part of
your outfall.
04/18/2016: Plat: The storm pipe outfall for the site will need to be in a drainage
easement. Since this easement is outside of the boundary of the plat it will need
to be dedicated by separate document. We will also require that at ¿Letter of
Intent¿ be submitted prior to hearing that basically shows that the property
owner acknowledges your intent to dedicate an easement on their property and
that they are going to work with you to grant said easement during final the
design process.

06/14/2016: Thank you for noting the bus stop shall be upgrade to meet current
standards. Just to be clear what those are, this project will need to make the
bus stop meet the Type 3 standards. Please see our design standards here:
http://www.ridetransfort.com/img/site_specific/uploads/Final_Design_Standard
s.pdf. These standards also require the developer to upgrade the shelter and
other stop amenities to meet the new standard. You have the option of

purchasing the site amenities yourself, either through our vendor or through a
different vendor that meet the standards outlined, or you can pay Transfort a fee
to take care of that. I have estimates for the cost you would pay us and you can
decide how to proceed. I'm sure you will have questions, so please do not
hesitate to contact me.
