Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov.com/developmentreview 1 ANNEXATION IMPACT REPORT MOUNTAIN EDGE ANNEXATION Mountain Edge Annexation and Zoning DATE OF REVIEW BY THE FORT COLLINS CITY COUNCIL May 17, 2016 (1 st reading) June 7, 2016 (2 nd Reading) PURPOSE The purpose of this report is to satisfy the requirements of CRS 31-12-108.5 which indicates that a municipality shall prepare an annexation impact report and file a copy of the report with the Board of County Commissioners governing the area proposed to be annexed. Attached to this report are the following: (a) A map showing the present and proposed boundaries of the City of Fort Collins in the vicinity of the above referenced annexation. The proposed boundaries of the City of Fort Collins are depicted by the Growth Management Area boundary as agreed to by the Larimer County Board of Commissioners and the Council of the City of Fort Collins and contained in the Larimer County and City of Fort Collins Intergovernmental Agreements. (b) Maps showing present streets, utility service areas, stormwater basins, waterways, City of Fort Collins Structure Plan, and City of Fort Collins Zoning. This is a voluntary annexation and zoning of an area that is approximately 18.516 acres and within the Growth Management Area. The property is located on the northeast corner of Overland Trail and Drake Road. The property is bounded by City limits on three sides establishing 84.30% perimeter contiguity. The sites contiguity exceeds the required minimum of 16.67%. The proposed zoning is Low Density Mixed Use Neighborhood (L-M-N) which is in conformance with the City of Fort Collins Structure Plan.
