An easement being a portion of that tract of land described in Reception No. 20000015805 located in
the Northwest Quarter of Section 7, Township 7 North, Range 68 West of the 6th Principal Meridian,
City of Fort Collins, County of Larimer, State of Colorado being more particularly described as
follows:
Considering the West line of the Northwest Quarter of Section 7 as bearing North 00° 33' 51" East
and with all bearings contained herein relative thereto:
COMMENCING at the West Quarter corner of said Section 7; thence along said West line, North 00°
33' 51" East, 1293.59 feet to the southwest corner of that tract of land described at Reception No.
89036400, Larimer County Records; thence along the South line of said tract, South 89° 26' 09" East,
30.00 feet to the northwest corner of that tract of land described at Reception No. 20000015805,
Larimer County Records, said point being the POINT OF BEGINNING;
Thence along the North line of said tract, South 89° 26' 09" East, 128.74 feet; thence departing said
North line, along a curve concave to the southwest having a central angle of 09° 37' 56" with a radius
of 583.17 feet, an arc length of 98.04 feet and the chord of which bears South 65° 08' 46" East, 97.92
feet; thence, South 60° 52' 44" East, 79.68 feet to the East line of said tract; thence along said East
line, South 00° 33' 51" West, 30.34 feet; thence departing said East line, South 37° 27' 48" West, 3.38
feet; thence, North 60° 52' 44" West, 93.84 feet; thence along a curve concave to the southwest
having a central angle of 15° 51' 57" with a radius of 553.17 feet, an arc length of 153.18 feet and the
chord of which bears North 68° 14' 53" West, 152.69 feet; thence, North 89° 06' 42" West, 61.16 feet
to the West line of said tract; thence along said West line, North 00° 33' 51" East, 11.03 feet to the
POINT OF BEGINNING, contains 7,437 square feet, more or less.
The above described easement is subject to all easements and rights of way now existing or of record.
