RE: Request for Modification, Minimum Parking Requirement
Please accept this letter as a request per Fort Collins Land Use Code Section 2.8: Modification of
Standards, to allow this project to be credited with 11 newly created parking spaces along East
Mountain Avenue and Mathews Street.
Specifically, and in response to Section 2.8.H:
1. Granting of the modification would not be detrimental to the public good. Additional parking
instead of curb cut access to the property seems to be a benefit to the public good.
2. Per item 2.8.H.(4), we feel that the added parking spaces, as submitted on the plan:
a. Meets the Land Use Code standards
b. Will benefit this project by providing convenient on street parking, and serves a need
for both office tenants during the day and retail/restaurant tenants in the evening
c. Is a reasonable request in the overall context of the project
