As you are aware, this site is composed of a variety of existing and previously demolished uses with numerous trees of various ages and qualities. Existing uses are significantly less dense than adjacent and neighboring uses in the campus west area. The proposed project aims to increase use density by providing much needed additional housing opportunities in close proximity to the university and a new church facility which will be more energy efficient and sustainable. Unfortunately, the proposed uses require building size and massing which are not entirely flexible. While we intend to keep existing trees to the extent feasible, many significant trees will be affected by the development of the project. Full compliance with preservation of all existing significant trees would preclude the project from happening. The costs of compliance clearly outweigh the potential benefits to the public and would unreasonably burden the proposed project. Reasonable steps have been undertaken to minimize any potential harm or adverse impacts resulting from noncompliance with the regulation. Specifically, significant trees at the west end of the property are being preserved, a number of trees between building A and B are being preserved and a significant Honey Locust along University at the East end of the site will be preserved. Additionally, interested parties from the St. John XXIII church community have expressed interest in donating transplanting services for a number of trees which will reduce mitigation requirements. Specific trees and destinations are to be determined at this point. Full details will be provided once available. See Mitigation Plan for additional information.
