along the northeast lot line or on the southeast lot line. Consider adding shrubs
to enhance visual interest, particularly along the southeast side of the building
near Midpoint Drive.

for office use is a minimum of 4 bicycle parking spaces, regardless of the size

access spacing standards (Table 7-3). A variance request letter will need to be
prepared by a PE registered in the State of Colorado which outlines why the
current design meets or exceeds the intent of the standard.

the master street planned major collector cross section (LCUASS Figure 7-4F).
ROW required for this cross section is 33 feet from the centerline. The sidewalk
should be designed and constructed in the ultimate location – the back of walk
should be the ROW line. Please label proposed vs existing ROW on site and
utility plans.

Prospect Industrial Park) appears to be about 6 feet long, which is what is
shown on the utility plans. New easement area will need to be dedicated by
separate document so that there is a 9 foot easement corridor behind the new
ROW line. The proposed easement should be shown on site and utility plans.

be in a utility easement. Verify that the transformer is in a utility easement. If a
