HomeMy WebLinkAbout2590 MIDPOINT DRIVE - PDP - PDP160010 - SUBMITTAL DOCUMENTS - ROUND 2 - VARIANCE REQUESTMay 4, 2016 Katie Sexton Fort Collins Engineering 281 North College Avenue PO Box 580 Fort Collins, CO 80522 RE: 2590 Midpoint Drive, PDP160010 Driveway Access Variance Request Ms. Sexton: This variance request letter pertains to the Larimer County Urban Area Street Standards (LCUASS) requiring a minimum spacing between access driveways of 30-foot between driveway edges for a future “Minor Collector” type of roadway. The project would actually meet the 30-foot spacing requirement had we elected to use the standard curb cut, however the project owner has decided to install curb returns which add approximately 15-foot to the width of the driveway from the driveway egde to the tie into the existing curb line. The location of the driveway is placed due to a couple of different site factors. Main factor being the site grades and in order to catch grade the driveway needs to be as long as possible, which provides for a smoother transition into the site. Midpoint Drive allows for parking along the street and the posted speed limit is 25 mph. Due to those factors and the constructability of the property mentioned above we believe the spacing of this driveway in relation to the adjacent driveways will properly function with regard to ingress and egress of the end users. This variance will not be detrimental to the public safety, health and welfare. The location of this driveway has no impact to the capital and maintenance costs of the City of Fort Collins.
