RE: Spring Creek Farms North Fourth Filing, PDP130014, Round Number 2 Page 1 of 5 Department: Engineering Development Review Contact: Andrew Gingerich, 970-221-6603, agingerich@fcgov.com Topic: Construction Drawings 10/18/2013: The K values have been reviewed and take no exception due to the stop conditions at the intersections, however I would like to revisit the vertical curves shown on Sheet 16 athe intersection of Adobe and Spring Farms during our FDP review as I hope we can find a compromise to having 2 curves back to back. 05/08/2013: Please review the proposed K values and Vertical Curve lengths on many of the proposed street profiles as a few of them appear to not meet standards. Street trees shall be installed by residential lots by the developer at time of CO, unless time of year limits tree planting, in which case residential street trees shall be planted within 6 months of CO. The Developer shall replace dead or dying street trees after planting until final inspection and maintenance acceptance by the City of Fort Collins Forestry Division. All street trees must be established, of an approved species and of acceptable condition prior to acceptance. Street tree locations and numbers may be adjusted to accommodate driveway locations, utility separations between trees, street signs and street lights. Street trees to be centered in the middle of the lot to the extent feasible. Quantities shown on plan must be installed unless a reduction occurs to meet separation standards.
