Topic: General
05/10/2013: Please show all site walls on site and landscape plans and show sufficient plan and
section detail / labeling to explain the wall height(s) and that the wall can be constructed without
encroachment onto adjacent properties. Please indicate general wall material and color.
Comment Number: 5 Comment Originated: 05/10/2013
Staff is recommending that the modification requests be updated to also consider a nominal and
inconsequential justification.
Comment Number: 8 Comment Originated: 10/23/2013
Site and landscape plans have a plant labeling issue that needs to be corrected, some of the plant
labels are on the site plan instead of the landscape plan.
Comment Number: 9 Comment Originated: 10/23/2013
Legend- please remove items that are not used and make it more clear where the 6' fencing is
proposed. Please show an elevation detail for the proposed fencing.
Comment Number: 10 Comment Originated: 10/23/2013
The plan sets still need to show details, and a general specification for site walls. The wall is labeled
as being on the west property line, please move the wall back so that it can be built entirely within the
project or obtain a construction easement for the current proposed location.

10/18/2013: The K values have been reviewed and take no exception due to the stop conditions at
the intersections, however I would like to revisit the vertical curves shown on Sheet 16 athe
intersection of Adobe and Spring Farms during our FDP review as I hope we can find a compromise
to having 2 curves back to back. 05/08/2013: Please review the proposed K values and Vertical
Curve lengths on many of the proposed street profiles as a few of them appear to not meet standards.
Most of these curves occur near the intersections so additional discussion may be required to talk
about grade breaks, vertical curves, stop conditions, etc.

10/25/2013:
Please add the following street tree planting notes:
Street Trees shall be supplied and planted by the developer using a qualified landscape contractor.
Street trees shall be installed by residential lots by the developer at time of CO, unless time of year
limits tree planting, in which case residential street trees shall be planted within 6 months of CO.
The Developer shall replace dead or dying street trees after planting until final inspection and
maintenance acceptance by the City of Fort Collins Forestry Division. All street trees must be
established, of an approved species and of acceptable condition prior to acceptance.
Street tree locations and numbers may be adjusted to accommodate driveway locations, utility
separations between trees, street signs and street lights. Street trees to be centered in the middle of
the lot to the extent feasible. Quantities shown on plan must be installed unless a reduction occurs to
meet separation standards.
