Box 580 Fort Collins, CO 80522-0580 RE: Case Number: 04-S2309 Title: Fox Grove Engineering/Survey: Northern Engineering Engineer Contact: Nick Haws Parcel Number(s): FDP140030 On behalf of the Boxelder Sanitation District (BSD), Farnsworth Group has reviewed the Final Development Plan identified as: Final Development Plan (FDP) review for a 21.87 acre property consisting of a 67 single family lot subdivision. Existing zoning for this subdivision is classified as a LMN. The Utility Plan proposes 8-inch sanitary sewers throughout the project with two connections into BSD’s existing 12-inch sanitary sewer just south of the subdivision. The District hereby advises as follows:  There is no objection to this proposal with the exception of the comments below.  The District will respond at the hearing date of _____________. Comments: 1) Any sanitary sewer services shown connecting into a manhole will need to be realigned to connect to the sanitary sewer main. BSD will not allow any services to flow directly into a manhole. 2) Boxelder Sanitation District’s existing 12 inch sanitary sewer just south of the proposed property needs adequate easements and driving surfaces for BSD maintenance equipment to access every manhole. The trail shown along the existing 12 inch sanitary sewer needs to have adequate width to safely have BSD maintenance vehicles drive on. 3) Manhole SSMH A4s-5 has a depth of 8.78 feet. If most houses have a basement, this depth may not be deep enough to provide gravity service line. The District has more than adequate capacity to service the property referenced above. The District is in full compliance with federal and state water quality requirements. We look forward to review future submittals on this project.
