Note: Rooftop and ground mounted mechanical equipment shall be completely screened from view
from adjacent properties and public streets. In cases where parapets do not accomplish sufficient
rooftop screening, then free-standing screen walls matching the predominant color of the building shall
be constructed. To satisfy this screening requirement, other visible equipment such as conduit,
meters, and plumbing vents attached to the building face or protruding from the roof may be painted to
match surrounding building surfaces.

SE corner of the site, I would like to see the landscape transition to the concrete drain pan be softer
and more integrated into a shrub bed for some of the drain pan, especially since this feature is
prominent at the intersection. Please refer to redlines for suggested alignment.

The plan uses a lot of blue fescue, which is fine, but on its own in the front it seems like it will likely not
have a lot of visual impact given the spacing shown and its growth habit. I would suggest moving the
plants a bit closer to the parking edge, tightening up the spacing and adding a consistent performing
flowering perennial such as a salvia or lavender around and behind the fescue so that the fescue has
some backup, and it would help the plan overall to have some color and be less grass dominant.
Also please consider adding some yellow flowering perennials.

Rock mulch appears to go to the top of the berm so that the berm is half mulch and half rock. Would
suggest less rock so that it is only a 2-3' edge along the parking bays.

Need a bigger size than 5 gallon for the Plums and Tatarian Maples. Also, the maples are planted on
top of the the storm drain west of the building. Would suggest moving the storm drain under the
sidewalk with manhole access or reconfiguring the parking lot so that there's more room for the
sidewalk and landscape area.

At the SW corner of the Bosnian Pine shown is not very shade tolerant from the future growth of the

05/16/2014: If the existing electric line along Harmony is under the proposed park strip, Light & Power
can intercept this line and trench north to the proposed transformer location. If the electric line is under
the existing asphalt this could be problematic. Have this line field located to verify the line is within the
parkway and not under the asphalt.

05/21/2014: Plat - The limits of the EAE should be modified and extended to the property line to the
west to coincide with the public access easement at that end of the site. This will also serve the site by
increasing the dimensions of the hammerhead turnaround at that portion of the property which is
currently undersized per code.
