10/09/2013: Cross sections are required for Timberline Road showing how the roadway cross slopes
are proposed for the additional width and how it relates to the existing entire width of Timberline Road.
This also needs to show how right-of-way ties into existing grades behind the right-of-way and helps
discern how much offsite easement may be needed. In addition, under the premise that Red Willow
Drive is a collector, it also needs cross sections.

10/09/2013: The offsite legals and exhibits emailed on 9/11 generally look acceptable with a couple of
comments:
1) I'm assuming these will all be dedicated to the City using the City's standard form, if viewed
otherwise, we should discuss
2) The "Temporary construction and grading" I think leaves ambiguity on whether the grading is also
temporary or permanent. If only the construction is meant to be temporary, it may read better as a
grading and temporary construction easement.
3) Our standard language does not address "temporary" easements, whether for construction, grading,
or both. If the intent is to have the construction (and grading) expire, we may need to look further at
how this process occurs, whether if by language in the easement or through a separate vacation
process later on (which requires a $400 fee to vacate each easement).
4) The requirement of cross sections for Timberline Road mentioned below may show the need for
additional construction and grading easement along Timberline north of the development. We may
need a permanent slope easement also as a designation for this easement.
5) The legals for the easements/rights-of-way have not been checked by Technical Services yet for
closure. I'm comfortable with them starting this process now, except for the construction and grading
easement along Timberline Road, pending additional review of grading and cross sections.
6) Each deed of dedication requires a $250 TDR fee. In addition, Larimer County recordation fees will
be assessed once the number of pages is known.

10/09/2013: Red Willow Drive would need to be shown on the Master Street Plan as a collector
roadway approved by City Council in order for it to be eligible for street oversizing reimbursement. If
this has not yet occurred, coordination with Transportation Planning is needed, as the adoption of this
roadway as a collector would need to occur prior to approval of the Final Plan. It is likely that Red
Willow Drive cannot then be the street name as collector roadway names are also approved through
Council.

Add these street tree notes:
Street trees shall be installed by the developer at time of CO, unless time of year limits tree planting,
in which case residential street trees shall be planted within than 6 months of CO.
The Developer shall replace dead or dying street trees after planting unit final inspection and
acceptance of maintenance by the City of Fort Collins Forestry Division. All street trees must be
established, an approved species and of acceptable condition prior to acceptance.
Street tree locations and numbers may be adjusted to accommodate driveway locations, utilities
separation between trees, street signs and street light. Quantities shown on plan must be installed
unless a reduction occurs to meet separation standards.

1. Addresses will be assigned by the GIS Department after the plans have met final approval through
Development Review and are recorded with the City.
2. Projects with three or more tenant units require the Unit Level Addressing form to be completed
and submitted to the GIS Department once plans have met final approval through Development
Review and are recorded with the City. This can occur anytime during construction, but before any
utilities or address signs are installed. All addressing will be determined by the GIS Department and
submitted to Poudre Fire Authority, USPS, Building Services, and Fort Collins Utilities. Failure to
contact GIS and determining addresses through other means may result in address changes.
The Unit Level Addressing form can be obtained by contacting the GIS office at gis@fcgov.com or

Contaminated Soils, Loading and Unloading operations, Outdoor Storage activities, Equipment

approaching Timberline to separate the left and right turn lanes. Extend it westward close to the first
private street on the south of Rosen. Looks like Rosen narrows to roughly 22-23 feet in that area. Add
two turn arrows on each lane, 8' east of the western end of the stripe, one 8' before the east end of the
stripe. Stripe should stop 4' west of the x-walk at Timberline.

striping on Timberline at Rosen and at Fossil Creek with radiused ends that direct SbR turning traffic
onto Rosen and Fossil Creek (emailing a redline of my thought). I'll also send you further info on that
change after talking with Joe to verify he agrees so don't make the change until I email you.
