This is shown on certain cross sections such as 18+50 and 19+00, but it's not clear for the other cross sections. Right-of-way is also not depicted on all the cross sections as well and needs to be indicated. 10/09/2013: Cross sections are required for Timberline Road showing how the roadway cross slopes are proposed for the additional width and how it relates to the existing entire width of Timberline Road. This also needs to show how right-of-way ties into existing grades behind the right-of-way and helps discern how much offsite easement may be needed. In addition, under the premise that Red Willow Drive is a collector, it also needs cross sections. RE: Crowne on Timberline, FDP130035, Round Number 2 Page 1 of 5 11/20/2013: In general, the information was provided, assuming Technical Services has no concerns on clarity, no additional comment on this issue for the project. That said, please note that in conversations with Development Review Engineering staff as a whole, we see a concern on using 1 inch equals 50 scale for road plan and profile sheets in terms of clarity and "reviewability" which isn't apparent with 50% level preliminary design, but becomes apparent at time of final plan level plans with the required information of existing and proposed contours, especially when there's an appreciable amount of vertical elevation change. Please ensure to use a different scale on future projects with road design. 10/09/2013: Roadway plan and profile sheets need to show existing and proposed contours on the plan view for better review and verification on how road designs tie into existing grades and further evidence that proposed offsite easement legal descriptions are sufficient. The access ramps at the southeast and southwest corners of Rosen Drive and Red Willow Drive, and the access ramp at the northwest corner of Rosen Drive and Timberline Road, appear to have these ADA cross slope concerns. The Developer shall replace dead or dying street trees after planting unit final inspection and acceptance of maintenance by the City of Fort Collins Forestry Division. All street trees must be established, an approved species and of acceptable condition prior to acceptance. Street tree locations and numbers may be adjusted to accommodate driveway locations, utilities separation between trees, street signs and street light. Quantities shown on plan must be installed unless a reduction occurs to meet separation standards. Addresses will be assigned by the GIS Department after the plans have met final approval through Development Review and are recorded with the City. 2. Projects with three or more tenant units require the Unit Level Addressing form to be completed and submitted to the GIS Department once plans have met final approval through Development Review and are recorded with the City. This can occur anytime during construction, but before any utilities or address signs are installed. All addressing will be determined by the GIS Department and submitted to Poudre Fire Authority, USPS, Building Services, and Fort Collins Utilities. Failure to contact GIS and determining addresses through other means may result in address changes.
