12/09/2015: Need more landscape transition depth along Limon Drive.
Wall/hardscape transition does not meet the intent of the code. Please refine
the plaza area to provide more landscape planting depth, such as a 5' deep
bed at the top of the wall and/or with ornamental trees in tree grates.
Response - The planting beds along Limon were increased in depth and additional planting beds were
added to the top of the wall.

12/09/2015: Building elevations: For the second story cladding system and
other materials, the plans must show the material which will be used with the
final plans, and not an either/or material callout. Staff is very concerned that the
materials for the second story, in particular the stucco, are not an appropriate
choice for an institutional building, and do not work with the style of the building.
Prior to and in preparation for the hearing, please provide a color material
sample sheet. This can be photographic examples and material images and
incorporated into the elevation sheets. See Banner Health PDP elevation
sheets for an example. Also see redlines for signage and wall comments.

12/09/2015: The sidewalk ramps at the corners of Limon & Iowa and Limon &
Illinois need to be built to City standards. They need to match the existing
access ramps. The Limon & Iowa ramps need to be built for detached
sidewalks on both legs, while the Limon & Illinois ramps need to be built for
detached on Limon and attached on Illinois.
08/05/2015: Please label the type of concrete treatment at the corners of Iowa
Drive and Limon Drive as well as Illinois Drive and Limon Drive

degrees to the centerline of the street for a minimum of 25' from the curb or
edge of pavement. What is the entrance angle? if it is +/- 10 degrees, it must be

12/02/2015: In regard to LED light fixtures, cooler color temperatures are
harsher at night and cause more disruption to circadian rhythms for both
humans and wildlife. Please consider a warmer color temperature (2700K or
3000K versions) for your LED light fixtures, rather than the 4000-4500K
versions.

Evaluate street tree placement for line of site at the following corners:
Illinois and East Drake: The first tree along Illinois and the first tree along Drake.
Illinois and Limon: the first tree on Illinois should be shifted to the north. The first
tree along Limon may be in conflict with where a stop sign will be located and is
also close to the corner.

East Drake and Iowa: Evaluate the first tree for better clearance of east bound
traffic on Drake.

Provide a tree planting detail for the trees located in the sidewalk along Illinois
that will have tree grates. Grates should be 5 feet by feet or larger. Specify in the

maintenance, repair and replacement of tree grates shall be the responsibility of
the adjacent property owner.

the Unit Level Addressing form to be completed and submitted to the GIS
Department once plans have met final approval through Development Review
and are recorded with the City. This can occur anytime during construction, but
before any utilities or address signs are installed. All addressing will be
determined by the GIS Department and submitted to Poudre Fire Authority,
USPS, Building Services, and Fort Collins Utilities. Failure to contact GIS and
determining addresses through other means may result in address changes.

Building Permit Pre-Submittal Meeting:
Pre-Submittal meetings are offered to assist the designer/builder by assuring,
early on in the design,
that the new commercial or multi-family projects are on track to complying with
all of the adopted City
codes and Standards listed below. The proposed project should be in the early
to mid-design stage for
this meeting to be effective and is typically scheduled after the Current Planning
conceptual review
meeting. Applicants of new commercial or multi-family projects are advised to
call 416-2341 to schedule
a pre-submittal meeting. Applicants should be prepared to present site plans,
floor plans, and elevations
and be able to discuss code issues of occupancy, square footage and type of
construction being proposed.

CENTURY LINK 07/24/2015: No issues here. Developer/Building to work with
Century Link as needs dictate. I can work with them on specifics (MP at
property edge, entrance conduits, backboard space etc. Century Link has no
facilities in the ROW around this block so we will have a build out to reach
property edge. Also, there are facilities along E Drake (south side) so any
relocates necessary to support this build will be at developers expense.

New buildings require a fire department, emergency communication system
evaluation after the core/shell but prior to final build out. For the purposes of this
section, fire walls shall not be used to define separate buildings. Where
adequate radio coverage cannot be established within a building, public-safety
radio amplification systems shall be designed and installed in accordance with
