Hi Sydney, I don’t often get to write back and give residents good news, but in this case I’m happy to
say that yes, they will be providing an 8’ wide concrete trail connection along the north of their
property, connecting to the MAX trail. This will be a separate, dedicated public trail.

Hello Jason,
I am interested whether the townhome project will have a public trail to the bike/pedestrian
path? I am currently living in apartments off Meadowlark and enjoy the easy access to the
path ad MAX system. I am recently under contract for a home on Manhattan Avenue and
access to the bike/walking path and MAX transit system is important. I notice the only other
access is by Troutman or Horsetooth.

Thanks for today's mailing on the changes in the proposed development on Manhattan south
of Horsetooth. I live in the 400 block of Albion Way and with 36 years of law enforcement
and public safety experience here in Fort Collins, I've seen neighborhoods improved and some
destroyed by development.
If I understand the letter correctly, the total number of residents will be the same, just on a
much smaller footprint. My main concerns are parties, litter, and parking. Not much you can
do about the parties and litter, that's up to the police, but I would STRONGLY request you
require enough on-site/off street parking that the neighborhood not be impacted by that at
least. We moved here over 30 years ago and remember deer and pheasants in our back yard
- no more, but that's progress. As a Fort Collins native, I appreciate the opportunity to give
you my thoughts.

Greetings
I have only two issues to include in the discussion regarding the new
development at 3836 Manahttan Ave:
1) Due to the increased traffic load, analysis for the installation of
speed bumps may be required as the vehicle speeds along Manahttan Ave
are already an issue. This is a thoroughfare for foot and bicycle
traffic, with many children and adults going to and from Lopez
Elementary and Troutman Park.
2) On a similar note, the north side of the property is already used
heavily as a foot and bicycle bypass for access to Mason trail. This
route is used not only because of the convenience of accessing the
bike path but for safety, as the bike lane ends short of the stoplight
at Horsetooth. It would greatly benefit the community for the access
to be finalized and a short section of path be approved through the
proposed development. This will certainly benefit all involved,
decreasing vehicle traffic in favor of the bike path and the upcoming
finalization of the MAX transit system.
