DECISION
September 29, 2015
Dear Public Hearing Attendee:
This letter is being sent to let you know the Hearing Officer has made a
decision on a recent hearing you attended. Attached to this letter you will
find a copy of the Type 1 Administrative Hearing Findings, Conclusions and
Decision for Manhattan Townhomes, Second Filing Final Development Plan
#150021.
This final decision of the Administrative Hearing Officer may be appealed to
the City Council, in accordance with Chapter 2, Article II, Division 3 of the
City Code, within 14 calendar days of the date of final action (September 29,
2015) by the Hearing Officer. The deadline to file an appeal is 5:00 p.m. on
October 13, 2015. Guidelines explaining the appeal process, including the
Code provisions previously referenced, can be found online at
fcgov.com/cityclerk/appeals.php, or may be obtained in the City Clerk’s
Office at 300 LaPorte Avenue.

PROPOSAL NAME & LOCATION
Manhattan Townhomes 2nd Filing
(East side of Manhattan Avenue, north
of Albion Way, 3836 Manhattan Avenue)
PROPOSAL DESCRIPTION
The site is zoned L-M-N “Low
Density Mixed-Use Neighborhood”
36 two-story, single-family attached
townhomes are proposed on
individually platted lots.
80 off-street parking spaces are
proposed, with 58 garage spaces
and 22 off-street surface spaces.
A detached sidewalk along the east
side of Manhattan Avenue is
proposed with street trees
The project also provides a 6 foot
public trail connection from
Manhattan Ave. to the Mason Trail
Additional native landscaping is also
provided in the City-owned drainage
area to the south and east.
In 2006, a plan was approved for
the site which proposed 41
dwellings, however that approval
expired because the improvements
were not constructed within 3 years.
