College Avenue Fort Collins, CO 80522 RE: Minor Subdivision Plat Submittal - Front Range Community College Mr. Lorson: On behalf of Front Range Community College, we are submitting a Minor Subdivision Plat which includes the parking improvements under construction at the intersection of South Shields Street and Clarendon Hills Drive. This submittal follows the approval of the new parking lot through the SPAR process earlier this year. During that process, the division of land was facilitated as a “non-regulated land use” in order to expedite the sale and transfer of land between the owner, Peak Community Church and Front Range Community College. The review and subsequent approval of the new parking lot through the City’s SPAR process allowed the College to build additional parking spaces allowing for the future expansion the campus. The new parking area is entirely contained on 4.22 acres of a larger 7.62 acre site. As you may recall, several meetings were held with the adjoining Homeowner Association during which concerns were expressed about the larger property being developed for either parking or some other use associated with Front Range Community College. Wishing to remain as a good neighbor, the College decided to only purchase the northern portion of the property and not the 7.62 acre assemblage. The Minor Subdivision Plat will create two separate lots, one containing the current parking area approved by the City and a second parcel remaining as an undeveloped lot and owned by the original seller, Peak Community Church. Other than the creation of these two lots, no modifications or change of use to the approved parking lot are intended with this submittal. Thank you for your consideration, Mark Kieffer, AICP
