Response: Redlines received Topic: Landscape Plans Comment Number: 4 Comment Originated: 03/31/2016 03/31/2016: While not required, I encourage you to consider adding more landscaping in the side yard along the west edge of the driveway. This will help screen the parking from the pedestrian realm and minimize the impact of the additional paved parking area. Response: The west yard along the new driveway will be landscaped with upright Chinese Junipers to screen the parking area. Topic: Site Plan Comment Number: 1 Comment Originated: 03/31/2016 03/31/2016: Please check the scale and measurements on the site plan. Many of the measurements appear to be 1 foot or more off. See redlines on site plan and comments from Technical Services for more information. Response: The measurements have been rechecked on the Site Plan, and field measurements were taken to verify that they are correct. Please make sure your print is at full size to ensure a proper 1/8"=1'-0" scale. Comment Number: 2 Comment Originated: 03/31/2016 03/31/2016: How many bike parking spaces will be provided? Please show the detail of the number of bike parking spaces and what the bike rack will look like. Response: There will be five bike parking spaces, one space for each bedroom. The bike rack has been labeled on the Site Plan and details for it have been added to Sheet 2. Comment Number: 3 Comment Originated: 03/31/2016 03/31/2016: The parking space for vehicle 4 appears to block the walkway to the front door of the house. Please ensure that there is an unobstructed walkway from Summer St. to the front door. Response: The existing walkway from Summer St. to the front door will remain as is, and be unobstructed by the new parking area. The sidewalk will need to be widened (min additional width allowed to be added is 4 feet) or will need to be replaced with new curb, gutter, and sidewalk that has a 5.5 foot sidewalk width. Either choice will need to meet current ADA criteria. The plans will need to label and show which choice is planned. Appropriate details will need to be added to the plans. All concrete work within the right-of-way is required to be completed by a contractor licensed to do work within the right-of-way. Response: An additional 4 feet of new sidewalk will be added to the existing sidewalk, as shown on the Site Plan. Comment Number: 2 Comment Originated: 04/01/2016 04/01/2016: The project is not showing installation of a driveway cut, but if you desired to do so the maximum driveway curt for a residential property is 24 feet wide. Response: No new driveway cut will be installed. The existing mountable curb will continue to be used. This site; disturbs less than 10,000 sq. ft., is not in a sensitive area, and is not in a larger development under construction. Therefore, no submittal of erosion control material is needed at this time. However, the site still must be swept and maintained to prevent dirt, saw cuttings, concrete wash, trash & debris, landscape materials and other pollutants from entering the storm sewer at all times or BMPs will be required of the site. Response: There is sod to the south of parking stall 4, but it is reachable by the new angled entry portion of the driveway, and the sod will not be driven upon.
