Update the elevations so that all of them match. The information provided now at time of final showing existing alley cross slopes less than standard; the understanding that as proposed, a 3.5' asphalt patch would essentially be added to the existing alley abutting the property, not in accordance with LCUASS patching standards; and as per the condition of the variance request approval letter from Sheri Langenberger from November, the alley will need to be reconstructed. The repaving of the alley with a mill and overlay would need to look at providing more cross slope in the flatter areas around the street patch and look to keep a more consistent cross slope along the alley. Please label existing edge of asphalt and how the alley repaving would tie into the existing alley limits to the north. Page 1 of 5 02/10/2016: What is the intention on the type of paving for the parking lot off of the alley, under the overhang. Is this intended to be asphalt or concrete? In general, there should be the use of a concrete pan that helps delineate the right-of-way edge from the alley and would also make future maintenance of the alley easier (the pan could then also From that perspective perhaps all onsite paving should be in concrete, with the only asphalt would be for the street patch and alley repaving. Walls within 3 feet to less than 5 feet of the property line must be 1 hour with no more than 15% openings. The portion of open garage access that is less than 3 feet from the property line on the the north side still poses a concern. Work with the parking department on whether and how this will be done. Also - we do not stripe diagonal parking any more, we just put up a sign that says 'diagonal parking' and red curb those areas that don't allow parking. (This is much easier to maintain.) Comment Number: 1 Comment Originated: 02/09/2016 02/09/2016: In the last PDP submittal we asked about adequate sight distance for cars coming out of the alley (for pedestrians on sidewalk as well as cars). The response was that this would be provided directly to staff. I can't remeber if that was done, or still needs to be completed.
