Project Overview:
• Request to replat 20 existing lots into 47 lots, creating 27
additional lots.
• Existing lots originally-approved for duplex/multifamily
dwellings as part of Rigden Farm Filing 6.
• The replat and additional lots would facilitate a change in
housing type for the subject lots to single-family attached
dwellings (“townhomes”). Each unit would have its own lot.
• No changes planned to the existing street and sidewalk
network.
• Separate, affiliated minor amendments to approve site-
specific designs (site plans, landscaping, utilities, etc.)

Staff Findings:
• The consolidated Project Development Plan / Final Plan:
• Complies with applicable procedural and administrative
requirements of Article 2 of the Land Use Code.
• Conforms to the Rigden Farm Overall Development Plan
approved by the Planning & Zoning Board in 1999.
• Complies with relevant General Development Standards
contained in Article 3 of the Land Use Code.
• Complies with relevant standards of Division 4.5 of the
Low Density Mixed-Use District of Article 4 of the Land
Use Code.
