02/03/2016: Please note that there are two site plans, one from TBG and one
from Marasco. Staff is assuming that the TBG site plan prevails and that the
Marasco site plan was included for informational purposes only and will not be a part of the

RESPONSE: Moving forward, we will be using the TBG site plan. The floor
plan, roof plan and architectural site plan have been removed from the Final
Plan set.

02/03/2016: On the TBG site plan, please correct the reference to the maximum
allowable parking being 4.00 spaces per 1,000 square feet when it is 4.5 due to the
facility being considered a medical office building. Also, note that if there is no parking
allowed on Precision Drive, then a 20% bonus is allowed. The total of 148 could then
be increased to 177. The difference between the proposed number of spaces (199)
and the maximum allowed (177) is now reduced to 22.
RESPONSE: The parking data has been updated and now we have
added compact parking spaces.

02/03/2016: On the Landscape Plan, there are two public street lights shown, one
along Ziegler and one along Precision. The spacing of the street trees is such that
there is 40 feet on either side of these street lights without a tree. Please note that
Light and Power allows Ornamental Trees to be placed to within 15 feet of a street
light so as to not create an SO-foot gap. Please add two Ornamental Trees on
either side of both street lights.

specified.

Black Hills Spruce has been added but it is not included in the Landscape Plan Schedule.
RESPONSE: Please note – these are included on the landscape plan.
You will see the latin name matches that on the Windsong plans but the
common name is slightly different. We have noted the common name
per the local landscape suppliers product lists.

02/05/2016: This appears to still be an issue when comparing to the plan that
Windsong is showing that goes to public hearing, but I'll presume will all be coordinated at time
of final plan.
RESPONSE: Plans are now coordinated.
12/31/2015: The plans don't seem to be coordinated with Windsong at Rock Creek Drive in

terms of how the north-south private drive is designed as this project has it angled to the
southeast, while Windsong appears to be aligned directly north-south. The access easements
depicted on the plats for the two projects are also in different locations.

02/05/2016: The response is acknowledged. I would like to receive something
from MAVD acknowledgi ng future development to the east is not able to utilize
the driveway from this development to Precision Drive as a shared access, and acknowledges
that the subdividing of the property will need to consider access locations onto Precision Drive
meeting City access spacing requirements. I can reach out to MAVD on this if desired.
12/31/2015: The intent of the north-south driveway for Windsong at Rock Creek south of the
property, is to act as a driveway that can be shared between that project and the
undeveloped property to the east. This proposal has the driveway access onto Precision
Drive, close to the eastern boundary of its property, yet does not provide access easement
to the eastern boundary to potentially allow for shared access to the undeveloped property to
the east.
Ideally, we should be exploring how access points can be consolidated/shared across adjoining
properties, as depending on future development, their access options may be hampered by not
being able to share/consolidate.

Pre-Submittal meetings are required to assist the designer/builder by assuring, early
on in the design,
that the new commercial or multi-family projects are on track to complying with all of
the adopted City
codes and Standards listed below. The proposed project should be in the early to
mid-design stage for

conceptual review

building. Because this connecting roadway will see quite a bit of traffic, the
functionality of backing out into traffic is not ideal. Since the proposal has more
parking spaces than the max, can they be eliminated? Or, if they can't be
eliminated, can speed tables be installed to slow down the north-south traffic and
caution drivers that cars may be backing out into the travel lane?

will not by any up light. See sheet E1.3
The WST fixture is not specified with the WLU option, so the fixture will be
mounted down only. See sheet E1.3
