11/03/2015: Engineering would not support the location of the proposed chase, due to the close
proximity to the existing sidewalk chase. Consider moving the sidewalk chase to the north of the
driveway or tie in to the existing sidewalk chase. Consider combining the two sidewalk chases to
one larger chase.
RESPONSE: The proposed sidewalk chase has been relocated to the south and the location
coordinated with staff.

11/04/2015: The entrance angle for all driveway approaches shall be near 90 degrees to the
centerline of the street for a minimum of 25' from the curb or edge of pavement. The driveway
needs to be tapered instead of the sharp curve if the driveway meets the 10 degree difference.

easement, but Utility Plans show a drainage easement as well. Please call out a drainage

and are so noted on the plat.

A hydrant is required within 400' of any individual, single family residence. My map book shows the
closest hydrant to the west, on the intersection of William Neal Parkway and Chase Dr. however,
the submitted plans show a hydrant on the corner of Bryce Dr. and William Neal Parkway. It is the
responsibility of the applicant to verify hydrant location, pressure, and volume. Code language
provided below.
RESPONSE: There is an existing fire hydrant at the corner of Bryce Drive and William Neal
Parkway and this location has been field verified.
> IFC 508.1 and Appendix B: RESIDENTIAL REQUIREMENTS: Within the Urban Growth Area,
hydrants to provide 1,000 gpm at 20 psi residual pressure, spaced not further than 400 feet to the
building, on 800-foot centers thereafter.
